If it's for own stay, agree that 8 - 10 floor would be good for the views. Facing SW, it will be hotter in afternoons during the Sep - Mar because sun is in the SW direction. But this would be mitigated by the SW monsoon period during Oct - Feb; it will be more windy so less heat and humidity. Can find these info on Stackedhomes and PropertyGuru. But all this is theoretical and not guaranteed.

I think 7th floor and above may have the flyn. I recall agent was saying it's subjected to bca after project is built as the view may see impt Ppl hse

Oh really? Blk 12/ stack 37 will also have security screens? I thought only those facing 4th avenue like block 10 will have?

Faintly recall it's for all the blocks. But hope I'm wrong though. Else abit pointless to get higher level

No it's only for the block 10 and one block just behind the pool

Ie. Those facing 4th Ave!

Block 12 no security screen cuz facing is the other side towards D21 direction.

Yup. that is true. Actually surprised they allowed blk 10 to be built facing 4th Ave going above 6th floor. Or even built at all cos it'll face the SVIP place. If you see the design blk 10 is just an afterthought . Stack 37 definately no security screen.

Admittedly, I used the term mixed development / integrated a little loosely. But yea, the everyday conveniences are definitely great for the residents. Though I would argue, as compared to some mixed developments that are not managed by the developers, the mix of shops, banking and food options near FAR is pretty decent, coupled with the doorstep MRT.

Unfortunately, the Grandstand doesn't quite qualify as a good enough shopping mall.
I think the 6th ave kpt and shops and Guthrie house good enough, got food, supermarket and medical daily necessities. If have a mall like Tampines/PLQ that size will totally destroy the serenity of the area.

i think the blk 10 was designed for the RGPS < 1km...but now the whole development all got it.

Imo, best levels is either below the MRT station itself - but not directly blocked by MRT. level 4-5 will see half of the mrt roof so its ugly. then if you want view need the higher floors but only without security screen.

Yea, definitely agree that the current amenities is more than sufficient and is well spread out such that it isn’t too crowded. Its like having the amenities that you get in a mall except that its not concentrated in a single location.

That said, I think that if Grandstand is later replaced with a decent shopping centre after Turf City is redeveloped, it would be beneficial for FaR residents since it would be a good distance away yet relatively accessible (hopefully).

Turf city is a huge huge huge plot of land with all the 2nd hand car dealers, tennis courts, go kart, indoor soccer and stretches at the back to connect to watten estate. If build condos I think and can build many. But I don’t think Govt will do a big commercial development. If I stay landed at watten and they build a big heartland mall nearby swamped with people and grab delivery etc sure damn sian.

Best i would hope would be 2 to 3 low rise small condo (cos of the area's profile), a cluster house development, a small commercial building like coronation plaza and most of the sports fields is retained. Contain the vibrancy as well as maintaining the tranquility of the area.

Hope the enbloc will still retain some of the mixed use stuff at the bottom tho. Ie. Like ocbc offers some convienence haha

For that type of price (>$2k psf), I don't dare to hold in hopes of capital appreciation. High chance the price can laosai and all my previous capital gains wiped out.

They asking for $86m in 2018 but it fail. Not sure if now more attractive as both RG and FAR didnt sell very fast. dev will have to be in for the long game.

Anyone has updated views/opinion on whether the current $2.3-$2.4 psf is ok given current climate and current prices in the market ?

I am also interested to know if 2300-2600 psf is fair and reasonable? :o All projects are very expensive now. :o
