From losing 1 year of dividend to now 3+ years of dividend on my S-Reit within 2023 :(:cry:
If your timeline is like me from the time the REIT IPO back in the 2000s and hold on till today you should still be in the green color territory. So now is your timeline 3 years? Also hope you never all in into S-Reit and you practice diversification.

I think markets were previously expecting interest rates to fall, as if it is a given and a "matter of time" thing and reits were trading at QE era yields.

But now suddenly markets are pricing in the possibility that "What if high rates are here to stay(higher for longer)?" and the prices are adjusting accordingly.

Then there are China issues which were ignored for so long time. Keppel DC REIT results showed how big exposure Singapore REITs have in China.

wonder why some sg companies and even govt have so much faith in china
perhaps they have better "insider intel" than what we know about china from the media for the past 2 years

Dont worry, Temasek and GLC is very well diversified globally.

I only start investing in 2016 ..all the reits accumulated in the last 7 years go down the drain ..dividend can only help so much..

With a majority of the portfolio in REIT now, kinda got stuck with today's slump, any suggestions should I hodl or cash out and put into interest deposit?
cash out and put in milo tin. open again when tsunami have subsided

You only invest in reits only? You do not diversify some to put in safer instrument like bank FD, T-Bill, SSB etc other kind of safer investment instrument? Hmmm.... if you don't need the monies just keep get the dividends becuz if you really sell you really realized your losses and also benefit other ppl who pick it up. But of cuz if the reit story to you has come to an end by all means sell all then.

China just keeps melting. I have a feeling their stock market will just be closed down and everything marked to zero.
I doubt so. Look at Japan for how many years it is hibernating? Before think this year they wake up? So unless the country disappear from the face of this Earth else unlikely.

I invest in everything from US bonds , LSE/HKSE dividend stocks and SGX Reits.. I only ranting about paper loss..I hope I don't have to kpkb about decreasing dividend in the coming months

From what I can see another 3 years at least for the effective interest rate of financing to be reflected properly for each REIT. Currently most SREITS are boasting too low rates, all assuming good old ZIRP days and purposely did not want to disclose that their effective interest rate will permanently rise as each loan matures and refinanced progressively. Sins of omission.

Bad news, dividend will have to decrease because finance cost increase faster than the rental rate rise for another 12 months.

The most important point to note: All leveraged Real Estate must now compete with the US Govt for funding.

It’s quite late to cut the position now . . However, if there’s a bounce in the next few weeks, you can think of reducing exposure to the weaker REITS and being with the stronger ones in future.

Same strategy as me. As long as the ETF or REIT don't get delisted, they have the mandate to pay out dividends. I treat them as some form of bank FD with the key difference capital is not guaranteed. But since those monies I put in I am prepared to get back zero dollars it is ok. I am gambling this amount of monies I put in I get better rate than bank FD, T-Bill, SSB.

And yes since this is a non-guaranteed investment instrument, the total amount percentage I allocate to it is much lesser to what I allocate to bank FD, T-Bill, SSB. REIT ETF minimum is 1 unit. REIT stock minimum is 100 unit. These low minimum allow me to execute my strategy slowly.

We are around 3-4% away from the COVID bottom on CLR. There could be a small (4-5%) bounce around that level. Stick to quality when it comes to the bounce.

There was opportunity to play the bounce in the early part of last year. I managed to make around 4% twice on small 5 fig positions. The third time it failed to rally and I cut the position at 99c for CLR with a 1% loss and have been out since then.

I saw and mentioned about Netlink when it dropped to COVID low of 79c last year however I dint invest as YTM had already spiked to around 3.6-3.7% for A35 by then. I missed that opportunity but then no regrets.

No worry now all S-REIT even blue chip are chasing to reach 52 week low. Netlink has dipped below 85 cents got chance to hit 79 cents so just be patient.

i think the rising US 10Y bond yield is the trigger for all these... feel like there's more room to go down since 10Y yield is still less than 1Y yield
