Hehe 409sqft selling 1.635mil. (4kpsf) @30th floor.
Low floor also hitting 3kpsf.

Also congrats to those who bought the M studio (409sqft) below 950k :D

Some units at the M huat some gone. A lot of 2+S at the M especially, prices in quantum are comparable to the similar sized 721sqf unit at Midtown Modern.

Guessing the 721sqf configuration unit would be sold out first.

Noticed most level 6/7 priced lower than level 3-5. Hmm, wonder what’s the catch.

Apparently paying more for greenery view at eye level.

The 4BR showflat was quite well done up to illustrate this

This is odd.. the higher level has better air circulation and can also see the greenery albeit not at eye level shouldn’t it be more premium. I think a good deal is those who got the 6-9 floor that is cheaper than level 2-4.

Where is the starting from 1.1x for one bedder and 1.4x for 2 bedders? Thought will at least see one unit of each. :p

just going down to kaypoh.

we thought long and hard about it.

just taking 3-4% in some random bonds, 2m can generate agar 70k easily annually. 4 years also close to 300k. half that also 150k. so if we were to buy from resale market 4 years later with 150k price premium, we also bo lai.

then still got chance to drop like duo. :s13::s13::s13:

Mmm, but I thought u say buy for own stay not for investment.

Investment wise many other better instruments but got other downside risk too.

the price jump per floor at the higher levels is scary man!

ranges from 30k per floor at the smaller units and over 100k per floor at the 4br premium!

Very premium jump! Will we see that when MTM become subsale/resale? Hmmmm
