honestly, are these buyers expecting to see 4k psf to achieve some semblance of capital growth?:s11: or property sure huat?

i'm not sure even at the high floors the bustling D7 area is considered prestigious and nice to live in. and if for rental... well not sure people will pay 4.5k a month to get a gross 3% rental yield for.. a 1 bedder.

heart of the city, underground connection to bugis? no thanks lol

at these prices, i'd rather go to anguilia park / cuscaden... :s22::s22:

wow that’s crazy. I think Midtown Modern psf won’t exceed 35xxpsf..but then again it’s smaller at 400sqf so maybe quantum wise below 1.5m still a possibility.

Next qn. How high is sufficient for minimal impact from "oil and smoke" from the tan quee lan shophouses?

1 bedder from 4xxsqf
2 bedder from 6xxsqf
3 bedder from 10xxsqf

Based on the indicative price, 2 bedder would be appealing at its estimated unit size about $24xxpsf!

nearby Duo residences last 3 months transactions range from 1.8k to about 2.1k psf.. no difference between in the last 3-4 years pricing, in fact seems to have dipped slightly..

obviously within the last year, news of Midtown Bay and The M have not really lifted its prices...

whether the 'integrated' township concept and 'seamless' connection to MRT justifies the premium... of at least 20-30% more... DYODD~~

the only drawbacks i can think of Duo are the odd-shaped layouts and perhaps a quantum issue (when compared to the new launches).. but is Duo a bad product? i definitely dont think so :):)

DUO Residences unit sizes are big thus pushing up the overall quantum and affordability. Midtown Modern (MM) is small and hence more affordable, in terms of rental yield, MM should get a higher yield. At the current estimated unit size, I would think unit size at MM is decent and comparable w other new launch.

It appears that now ppl don’t really give a premium to space over overall unit size.

Tho DUO sqft is bigger , it’s layout is irregular ,not very efficient.

Hence smaller squarish yet efficient layout is ++ tho higher psf and lower quantum.

I feel that MM location also wins over the other Bugis condo as it has direct access to Bugis MRT, quite a value buy at the indicative quantum.

And noise but i may be wrong

MM has tan quee lan facing

Maybe duo has inward facing units which are not noisy. Just sprouting out what comes to mind

Duo has underground access to bugis mrt too @Passerboy if im not wrong

Yes, but Duo underground access to Bugis MRT is slightly further, but yes still within proximity. One thing is convenience and noise is usually a direct trade off, but one can always opt for inward facing stacks.
