Interesting... Wonder if these tenants paying 5k/month would think the same way as the “ppl” that you refer to :o

Don’t think MM would command 5k rental for the two bedder or even three bedder. But I certainly do value a premium over space or even an extra toilet.. so let’s see if the majority of tenants feel the same.

wow! The two bedder is sth to look out for, based on indicative price and size estimated 24-25xxpsf only! The M may not be such a good buy after all if one entered at 24-25xxpsf up.. since u can get MM better location and finishing at this indicative price.

In your opinion is MM or Reef better? Reef obviously wins in terms of noise

I suppose both Reef and MM have different target audience but personal preference is MM, as I frequent the Bugis district and is more familiar with that locale.

In the locality of Bugis, there’s quite a number of projects with 1 bedders as compared to Keppel side with only CORALS.

Hence competition be it for rental or exit plans one of the consideration. :)

Cross ref to DUO, not many studio/1 bedder entered resale market tho quite a number of sales listings. Keppel side, CORALS 1 bedder quantum is too high. Close to $400k premium as compared to REEF, REEF can easily exit at much lower as compared to CORALS hence making REEF in a better position when it comes to exiting.

Ah I see, so the decision was more from an investment perspective taking into account the available options. Thanks!

What about own stay?

Don’t you want your self stay unit to see decent profit when cashing out?
Even for self stay, it should include some forms of investment mindset in it.

Unless u don’t mind making losses at all. Every project is good for self stay then :D

Yes of course good to have some profits when cashing out. Hence asking reef or MM. Self stay wont be 1br so I got the ans haha

MM at 1.4xmil 2 bedder ok lah.
Of coz the unit size is not for big family.
