Carpark spaces worth a lot. Think next time can rent for tons of money daily.

Sure got a lot of buyers bot without knowing that there is no carpark lots given to residents. Have to pay again.

Should not be a problem unless the buyers stretched their housing loan to the max.

So many agents here, how come none is responding to questions about maintenance fees and carpark fees? :o:s22:

MM maintenance fee doesn't come with parking lot??

CBD condos usually don’t include parking in MCST, so nothing unusual?

The MCST is quite attractive actually, especially for the bigger units where there are so many shoeboxes subsidising...

i agent. haha. ya we got discuss about parking also. cos I agar season parking to be ard 120. so 2br and 3br est 500 a month.

I'm paying 475 for our yishun 4br now. 1206sqft.

our yewtee previously was 460 for 3br. 1238sqft.

yishun has 962 units and yewtee has 139 units. so nope, i do not think the number of units determine if the maintenance is ex or cheap. :s13:

considering mtm is ccr and the above amounts I kena before, still ok ba to me. so not all sales talk ah. :s13:

Yeah lo, in fact the M also maintenance don’t include carpark (if I am right) and the parking lots at the M is a lot lesser. Some RCR condo like Tre Ver, Avenue South, the carpark cost is separate too if I rmb correct.

These are just some examples bro, think there are more for those projects launched as of late. In future, it could be a case where the developer charge separate for car park lot.

I agree MTM's maintenance is OK.

So many investors buying 1 bedder and must bleed every month for installment not covered by rental.
When resale, next investor can swallow???

Is the rejuvenation at bugis very significant to justify this price?

I think one also need look from the point of view if Bugis would indeed overtake Orchard area as the more expensive district since Orchard area 99y leasehold can command 3xxxpsf.

I see Midtown Modern comparable as Orchard Residences, both above shopping mall and MRT, one in Bugis and the other Orchard.

Orchard Residences 99yLH completed in 2010 is gg for about 33-36xxpsf recently, comparatively prices of Midtown Modern gg from 24xxpsf up.

Which locale would one prefer in 10 years?

DUO residences, ytd contracts for 400-500sqft ranges from $2,700 to $2,850.

For 500-600sqft max is $3,500.

If pay $1.1m, yield is still OK. Anything higher, good luck.

VERY hard for Bugis to win Orchard.

Orchard is well established as the upper class enclave/ community. Besides high end malls, you also have private banks conveniently located there to serve clients e.g. Citi and UBS.

Bugis... haha... just take a walk there you know... Unless the fu lu shou / sim lim area is completely revamped too.

But at 1000psf difference and more than 10 years lease difference, would one choose Midtown Modern or Orchard Residences?

Not forgetting Orchard Residences units are very large, 3 bedder at Orchard Residences 6.5mil v Midtown Modern 2.2xmil.

So comparing this two, which is better for sth between bugis and orchard?
