Hi guys need some advice.. me & my partner our combine income is 5.5k but why hdb only loan us 231,400? And any ideas am i able to appeal for atleast 280-300k? Thank you!!

Your pay will go up, 3-4 years down the road, HDB should be able to loan you this additional 70k. Not necessary need to appeal now.

Sorry but ive applied for sobf & my selection is on this may! Dont know what to do..

alot of reasons , which may or may not be relevant to you.

1. Age - maximum loan duration 25yrs, so due to your age maybe u get a shorter repayment period thus small loan amount

2. Commission or allowance form part of your $5.5k ? It seems HDB loan department usually give a smaller loan if the amount is not just basic salary. I guess allowance and commission can be cut anytime, thus maybe they dont take that into consideration, not sure on this though.

3. You declare other commitment monthly when you apply for HLE. Thus HDB will take away whatever you had declared (car loan, education loan etc) , and based your loan amount on the remaining amount.

Of course there can be other reason, I doubt anyone can give u a definite answer here.
Contact your HDB officer in charge and appeal through him easier.

Last method is to try bank loan. But you need to fork out the 5% cash for down payment

I though vinz said 5.5k can loan abt 400k?

did you declare all your info correctly? or either one of you just start working?

We work for 7 months already. But before this we are working also just from a different company. Our combine basic is $4,650 the test is incentives. But idk why either. Trying to appeal now.

Hi, I got an appt to book a flat in May. Suppose my salary increase by $800 per month from the salary I declare in HLE application (which is alr approved), can I apply a new HLE again to bump up my max loan amount? Will it be too late to apply the new HLE again (w the increased salary) during booking of flat?

It depend whether you are getting keys immediately (SOBF), or getting keys few years down the road (BTO).

1. SOBF - you must do this, unless your exising HLE loan amount is enough to cover the loan which u need after deducting downpayment, stamp fees etc.

2. BTO - Is your combined income going to be over 12k just about the time you are suppose to take keys few years down the road? If yes, then better get a new HLE done (with salary below 12k) during booking of flat, as I believe HDB will still honour this HLE done few years down the road.

A new HLE above 12k combined income few years down the road (prior to taking keys for your BTO) may be rejected and you may have to take bank loan then.

the choice is yours.

HLE application looks at past 12 months bank statement for net cash flow right? As I'm self employed. I save 5 figures every quarter. Will that affect or they look at over all 12 months divided by 12 to get the average saving rate?

It's a SBF. Should I apply for new HLE so that I can cover for sure the cost of the flat? When will they set in stone the final HLE amount?

Need some expert advise... i am working with mthly cpf contributions whereas my husband is self employed. We do not hv any fixed savings or deposits to show to HDB. Will it still be possible for us to get a hle approved? Of ard 350K? Existing we hv abt 170k in cpf and
My monthly cpf contribution is abt 1k. Which im planning to use for the house so my husband dont need to contribute anything... will all this factors affect my hle and the amount?

Last week I submitted resale application and put 25 years HDB loan. Can I change it to 15/20 years loan term before or during the 1st appointment?

But 1st appt already did the AHG and SHG finance calculation, if both approved, why 2nd appt need to have valid HLE 😧😧 since 12 mth cpf contribution alreay cover u are working 😏
to be fair, if you want somebody to lend you money, especially such a big amount, you better follow their instructions.
