Actually what kind of satki transformation u are expecting? 2nd CBD?can't deny the transformation factor is a big factor in the pricing for Jden... you will have to wait for the GLS white site land psf...pretty sure Jden residents will get a lift from the early mover advantage.

Jden pricing already very close to CBD project like One Bernam liao
A review that talks sense
You seems like a supporter of west coast projects. Are you a owner of WG, TW or PR?#####

Both? I think they need to buy time for people to simmer down and adjust to prices haha.Means keep market up or have to keep prices stable? Hahaha

White sites may not be released quickly to raise the price, as explained in the video, and prices will stagnate for J'den as the price leader.
For transformation, err, idk, the southern watersfront also announced since 2013 but not much movement. I ask around afew frens in the financial services sector, which is main driver of our economy, and they raise eyebrow if their operations will be moved to Jurong. There is already movement out of Alexander area back to CBD.
EC also said westie big winners bcos of J'den####
market forces are showing the direction of this area, as in Clementi gls and j den sales…

Anyway, perhaps, it may not matter if the transformation takes a long time so long everyone sings the same tune since J'den n J gateway and future releases have priced in this expectation of transformation.
On the other hand, if it's like outram area transformation announced after LM or OPB have been sold, then surely there will be some positive effects on the prices.
Mall take long to recover investment.https://propertyreviewsg.com/goodby...-mall-into-40-storey-residential-development/
Oh even the regional lib will become residential. Actually I wonder y Capitalland want to convert to resi. Isn't it better to continue maintaining it as Jcube if the transformation benefits will pan out
Given the result, must say they have great foresight. Maybe they shld have gone abit greedierMall take long to recover investment.
Residences. Few years can. Laughing to the bank. And get bonus..
It's never said to be an integrated, all along it's said to be a mixed development. Is this integrated when the mrt and building is 6 driving lanes away and still got a bus stop in between.
Actual distance to mrt or bus stop is further than Artra to red hill or queens peak to queesntown or Bartley residence to Bartley mrt
The change in use of Regional Library happened after the decision to convert JCube to residential.https://propertyreviewsg.com/goodby...-mall-into-40-storey-residential-development/

If we take a step back and consider carefully, don’t be a sucker and buy in at the sky high psf pricing. Market forces will determine that the developers may have gotten too ahead of themselves.####

if you try to find resale in Zoolong you will understand what I mean.... so I am not surprised that it will sell like hotcakes... the demand is high not just for own stay but for rental too (know first hand from many friends)... and don't try to compare J'den with Lakegarden Residence, they are two very different locales
whether you can agree with the price or not is one thing, there are many pple willing to pay for itBecause seems to be east side is the better side consensus.Reading the discussion here... somehow I feel like many here are not Westie? from a Westie point of view... whether 2nd CBD is happening soon or not, this J'den will still do well cos it's so damn undersupply hereif you try to find resale in Zoolong you will understand what I mean.... so I am not surprised that it will sell like hotcakes... the demand is high not just for own stay but for rental too (know first hand from many friends)... and don't try to compare J'den with Lakegarden Residence, they are two very different locales

Rental is nauseating also... who would think Centris in further end of Zoolong can rent out 3BR for $6.5k per month? Even the HDB near Boon Lay MRT are over 4k alreadyBecause seems to be east side is the better side consensus.
search private listings in west, I’m also think it’s unreal but the market deems it acceptable.
Many pple say rental will come down cos supply is coming in soon with all the mega projects TOP-ing, where are these projects?
(in before someone says NP... please it's far from Zoolong okie
)
