4-5 years ago seaside sell at 1.6k psf also cannot sell 50% on first week

Fast forward today 2.7k psf everyone snatching, not sure what it represents

A few years back my benchmark quantum is not exceeding 2mil for 3/4 bedder depending on districts. In today’s context, anything exceeding 2.5mil is unsafe.

After helping the couple of recent new launches and also mopping up those undesirable units in earlier launches, I think AMK or AMO (and UOL) deserved its shares of limelight & hoot above $2000 psf. Don’t you think so ?

my guess is around 85% after launch weekend
The trend of the last 2 launches are that thousand plus Cheques received, before launch weekend already 10-15% sold (simi vvvvviiiiip) the launch day another 60%... developer need to rapidly raise prices in order not to 100% sell out...

looks like will repeat this pattern...unless
Another Cm announce... like ssd increase to 7% to be in line with gst.... contribute to nation building

To be fair to you, I also did not expect Liv to sell close to 80% on launch day.
No matter how much I like this project compared to Picca, the overall larger unit size, much higher quantum plus own-stay profile; put my estimate at 65% max.

While some think it’s the purchasing power of youngsters behind this overwhelming sales, I rather think it’s the old rich of Katong/East that are giving their next generation a helping hand !

Always remember this, in school we can do very well in prelim exam (like new launch performance). Eventually, the real test is still your national exam results (resale profit margin/ transaction volume).

It’s really amazing...launch after launch, momentum after momentum... let’s see the next launch... advert already everywhere...if this continues, those ‘experts’ need to revise their estimate as to how far the PPI will run up this year.
