i think Queenstown will b expensive. see the Boon Tiong area the 5room already like 700k??? (hope didnt see sala) for balance flat? it makes me wonder how much must sell to gain back property + interest paid price :s22:

just went through the list of sales of balance flat. was in the 2010 exercise and am now staying in a balance flat. anyway interesting thing to note. is it me or has the prices of the balance flat gone up over the years...?

in 2012 September exercise JW 4 Room Flat Blk815 #04-212 is $287000 for 104sqm
in 2010 August exercise JW 5 Room Flat Blk 815 #04-218 was going at $295000 for 121 sqm

same floor, just one 4 room(prob corridor), one 5 room(corner)

both are balanced flats and at similar periods of time

If you look at Bukit Merah SBF:

That is a hugh increase of $53,500 just in a year!!

i think sengkang is also another crown jewel for this BTO...

in fact, Nov BTO should be a crown jewel of the year.

one point to note... for toa payoh and seng kang bto... if your queue number is lousy... be prepared to select the ones that are far away from the mrt... those good ones everyone also wan... so the far away ones will be left for those with lousy queue numbers...

The location of queenstown is a bit off.... seems like its more towards buona vista side. Before i look at the map, I thought its queenstown surbana, the plot of land beside queenstown mrt...

Lots of people would love to be in your position back then. And you seem as if you want the queenstown or TPY means definitely you will get. Please wake up. Don't forget still got to ballot!

If they secured a flat, they can't bto for queenstown or tpy...they will be barred for 1 year.
So u don't have to worry.

Curious abt how good the married child priority scheme is in reality with 4 chances. any bros who applied with the scheme can enlighten on how good your numbers were before?

Why nobody like the bedok one? Quite near to tanah merah mrt and across the road is the famous market and hawker centre alr. But I would really want that tpy one man, only started work so can't apply. Price for tpy i believe shouldbe the highest.

Hi Peeps, badly need a sound advise... I am looking at the TPY BTO for nov but I have a problem....

Here's my situation, I am currently the owner of a 3 rm flat in TPY, it's a resale I bought about 10 years ago and I am the sole bread winner of the household...

About 2 years ago, I did a lump sum payment of about 50k to my current unit so as to shorten the repayment and thus it almost wiped out my CPF savings.

Now, I have about 20k in my CPF and I am looking at getting the new TPY BTO but I am short of about 20k even after the grant and I do not have that much cash to top it up.

My question is, would it be possible for me to appeal to HDB on this finiancial issue? it's not like I do not have the money but I do not have it now, looking at the launch of this new TPY BTO, I would most likely need to pay the downpayment latest by March or April 2013.

My chances of getting the BTO in TPY is quite high as my parent's block is about 500m away and I have 3 kids but the only problem I have now is cash flow...

Please advise on what should I or can I do...

If you took the grant when you went for resale you are a second timer. Since you stay near parents, you will then get 2 chances. If you took the grant, then you need to take note of the resale levy.

If you didn't take a grant and is considered a first timer and stay near parents you will get 4 chances.

I wouldn't really say this means you have an exceptionally high chance compared to anyone else with parents staying in TPY.

Are you going for the 3rm BTO or 4rm BTO? Note that there are 2 plots, one near the MRT and one far away. The ones near the MRT are likely to be expensive. Since the ones close to the MRT also have SA, those people going for the MGPS scheme will get priority in choosing first (but they have restricted choices). This will be mean more competition for you if you want the one near the MRT.

If you are really keen, i think you can just buy the $10 betting slip and see how it goes while trying to figure out how to solve the money issue. You might not get a queue number anyway. If you get a queue number but can't solve the money issue you are no worse off then if you didn't try.

That said I think the only way to solve the issue of the downpayment would be an unsecured loan or friendly loan from parents etc. But whether this should even be considered would depend on your finances to start with.

Oops didn't note that you qualified for the 3rd child priority scheme. I think that gives you a pretty high chance. Should be better than the near parents scheme and also doesn't impose restrictions on your parents next time. But can ask the rest of the forumers for advice.

I did call HDB and they say it's up to me but I can only choose only 1 of the 2 choices... so I am stumped... dunno which is better... LOL

I think I will go ahead with the ballot and then settle the downpayment later with the HDB officer later, IF I am selected... but I would still like to hear from peeps here who had experience the same like I do and seek their advise on this...

3rd child priority seems better as they allocate 5% of the supply for the scheme and hold a separate ballot. Similar to the MGPS scheme. If you are unsuccessful for this ballot you still have 1 chance for the general ballot.

I don't think the stay near parents helps much. You get more chances, but will probably be fighting with a very big pool of people. While for the 3rd child priority scheme you will be fighting with a very small pool of people, and 5% of the supply is reserved for this group.

Anyway for the scheme you might want to call HDB to ask

1) Are there any restrictions on the units you can pick on this scheme? Can you select any available unit? Or can you only select from a predefined list of units?

2) How early is the selection process for this priority scheme (I'm assuming the selection for this group is earlier on)
