When you applied didn't you key in your salary?

Salaried workers is average of 3 months, the rest i think is average of 12 months cannot be above 10k. Not all components of your salary are included eg. bonuses aren't included. The HDB officer will verify your stated salary in your application against your documents on the selection date and amend if incorrect. Info can find here...

There's nothing to maintain, it is based at the point of application. If you didn't hit the ceiling on your application date, but crossed on your selection date nothing will happen, you are still eligible for the flat and still eligible for HLE.

thank you. quite helpful. If my wife starts working in Jan 2013, our monthly salary would cross 10K...just by a small margin. though the past 3 months should still be <10K. so hoping they dont take the point in time sample and discard our application.

I'd like to understand the psychology on how people choose their "choice" units.

Do people pick views over like say, traffic noise ? Sometimes u may have a killer view, but next to a road or potential high traffic road, will they still pick the view but suffer the noise ?

Or people prefer the quiet but no view or potentially no view in the future but may enjoy some view in the interim due to a future high rise development ?

Or people snatch up the view in the hopes it will fetch a better price ? knowing of course, the noise could also affect their selling price later on ?

Are most people long term and stay there until they get kicked out by HDB ? Or most stay about 5 years and try to sell the flat at some profit ?

As I have spent most of my life overseas and always been renting, because each stint everywhere wasn't long. My biggest handicap is not being in touch with these things, that is why I am asking some very "taken for granted" questions. Appreciate your candid responses.

Thank you for your kind help.

What is their order for preference ?

I don't really knows what each individuals is thinking.

For me.
Get the highest floor and best view .
Simple as that.

Highest floor will fetch the highest price when you sell.

As your worried for noise will be negative as high floor won't be affect by the noises generate at the road or Mrt track.

Most of all. The chances of having cockroaches and Mosquitos is low.

I have been staying at lower floor for many years, if there is a chance, i would choose high floor. I believe old generation will still choose low floor as for newly married will prefer high floor but i think they will sell it after 5 years.
So i think no point for couple to spend so much on reno..

hope the hear the views of those more experienced.

I have gotten a number 1xx for ghim moh. I am speculating that my choices will be left with a low floor at the more popular units (300/302/296/294) which are facing a good view of the whole ulu pandan/bukit timah area VS a high floor at the less popular units (eg 306/308/284/286/282/280)

Would a high floor with no view be better or a low floor (eg floor 5-10) with a good biew be better?

I have left out blocks 30 and 29 which are just beside the MRT track. But just for interest sake, does anyone have any experience normally how high does one have to go before the MRT track and main road noises become negligible?

I have rented on a high floor with view and next to MRT track. Like someone said in one of the threads, noise propagates upwards and laterally. Woke me up every morning about 545am just because the trains start about that time. Busy intersection is also not good, that is another consideration. Frankly, if u are young and working, how much time do u spend in the house taking in breath taking views ? After a few years, you get jaded with the same view and becomes not a big deal. Most, I think would end up couch potatoes glued to the tube watching serials ??

Lol.

How true!!!

But always bear in mind.
The best option is always go for high level and unblock view.

Judging by the layout of the blocks.

IMO block 30 is the best for the view.
And believe that it will fetch a good price when u wanna sell it.

Sigh I'm in the same situation as you.. you mind saying what's your second digit of your number? I think it was mentioned that if you stay on the low floors facing the ulu pandan canal.. you may be able to smell the canal.. hmm.

Order of preferences

From the responses here, I surmised the following:

1. High floors
2. Unblocked views present and future (?)

Noise not an issue for most. Just about most of people want high floor and view for it's resale potential.

I have not seen any superstitious considerations, eg block# or floor or unit#. Are people concerned if there is a number "4" in the block, unit and floor numbers ? Or like "14" floors are shunned ?

As we cant control the future, would some people accept views now and may get blocked some time the future ? Especially, if HDB didnt announce or a private developer never said anything now ?

So, is LOCATION, Location, Location(estate, flat location, floor etc) prime on everyone's list or is it future RESALE price prime on everyone's list ?

Mine is 16+

Ok so looking at the Ghim MOH estate the most popular units will be at block 33 and 32 units 300/302/294/296 facing the good view of bukit timah. But the high level units there will probably be taken up. If one is left with levels 5-10 I guess it's no good as
1. There is the issue of the canal smell
2. There is no view whatsoever at those levels.

Block 29 and 30 should be out as well correct as someone earlier mentioned the mrt noise can be heard no matter how high level you go.

So comparing a mid to high level unit at 284/286 in block 31 facing block 32 to block 308/306 in block 33 facing the mscp, which units will be better?

Yes agree it looks like the top 2 considerations are a high level unit with good view.
But unless your number is in the top 100 you may not be able to get a flat with both factors satisfied.

So if one has a choice between low level with unobstructed view VS high level unit with no view (eg neighboring block just 50m away, how should one chose??

Does a high level unit still have advantage in the resale market even if it does not have a view?

Mine is 11x for 3 rooms. I will have even lesser choices than you since there are only 296 units for 3 room. I want a mid floor unit, there's the highest floor I can choose as I'm limited by my budget.

I'm also considering those facing the car park garden but not sure how good will the view be

Been reading this thread for some time. Out of curiosity, why is it that most of you are withholding from revealing your entire q number?
