Just a quick question:

why is mct traded at a premium to its book value as compared to cmt/fct? Is it really the lowest risk?

MCT premium due to the diversification maybe... got shopping mall, office and biz park

http://www.mapletreecommercialtrust...perties/MCT/Singapore/Mapletree-Business-City

also their assets are very new, especially the biz park... people bullish on tech big names moving in

MCT i really like the quality but best is not pay too much premium to book to be safe

max I pay is 5-10% premium to book and no more

one must look at the whole reit portfolio.. if pick 10 reits.. all 10 reits also pay premium to book... like that sure die... everything also over pay

if pick 10 reits... 3 premium, 7 discount to book... overall still trying to pick value.. should be fine

so how long u guys hold till which point it looks good can sell? 1month? 1 year?

in general the plan is to hold the portfolio of stocks and collect a min return base on dividends... for now my portfolio yields around 5%

so market goes up and down, if i never sell... I get 5% dividends for the full year

however if certain stocks rises a lot... say 20%, which is FOUR YEARS worth of dividends... I may consider divesting

that's my style.. and its pretty logical... at the end of the day, when to sell is up to u

think about returns in form of percentage is easier

invest in blue chips should be able to get at least 5-10% yearly returns on average ba

slowly grow your money, give yourself a decade to hit half or 1 mil

I worried got more downside for reits man. I understand that their price already quite depressed liao, but if sti drop to 2700 levels, will we revisit feb levels for reits?

If it drop; I don't care. I just want my dividend. Am not a FIFO person either. Otherwise I won't be holding long term.
