Nearest hdb wet market and hdb hawkers Centre will be either macpherson, circuit road or aljunied crescent.

Joo seng has a huge prime supermarket that serves the estate and the nearby gurkha camp at mount Vernon. There is a privatize(not hdb) hawker centre just beside prime Mart..

Upcoming Bidadari just beside joo seng estate.



Where is the nearest wet market?

Let me list the pro and cons of joo seng.

Pros
1) accessible to a few expressway. PIE, Cte, MCE and KPE not too far away. If you drive and coming home during rush hour, you have a few more options.

2) accessible to many mrt lines (but have to take bus there). East-West(Aljunied) , North-east (Potong pasir, Woodleigh), Circle line (taiseng and macpherson), and downtown line s (bugis and mattar) , and North South (Toa payoh, a bit further).

3) schools (Cedar girls, maris stella and St Andrews village). Maris stella primary is good and secondary is okay(not say marvelous) . Maris stella produce a couple of MP and cabinet minister (ong ye Kung). Top O level student from my batch went to RJC and got top 10 in nation for A levels. Went to Cambridge and Harvard for degree and PhD. SAJC is not bad(we produce kishore mabugani, Stephanie sun and jj lin) . I need not elaborate for Cedar girls.

4) beside to upcoming Bidadari estate . Means more facility like proposed bus terminal and market.

5) beside Gurkha Camp. The guys jog around the estate every day. More motivation to keep fit!

6) 10-15 minutes drive to airport. Not far from town (CBD, bugis area).

Cons
1) no wet market and hdb hawker centre . Hdb wet market Was demolished 10 plus years ago. Only prime Mart and private coffee shop. Nearest wet market at circuit road, Aljunied crescent and Macpherson

2) have to take bus to mrt stations. Woodleigh is the nearest (2-3 bus stops)

3) depending on which block you're staying, have to walk out to bus stop at aljunied road. Block 17 is further and up the slope in have to walk a bit.

4) nearest shopping mall is serangoon nex. You have to take a bus there.

5) ulu but not far from town. Some people don't like joo seng because ulu. After Bidadari estate comes up won't be too ulu

6) if you work at Tuas/ Jurong area.. commuting to work will take some time


Some resale flat at joo seng try to sell a bit higher at high $400k for model 4A (around 103sqm). I guess they are promoting it near Bidadari. Lowest I've seen last year is 400k for 4A level 4-5 block 13. The newer block (block 8,all 5A, around 130sqm,leases starts around 1996) going for 600k plus.

If you need more info let me know. Some people won't like joo seng because a bit “ulu" despite being not far from town. I agree with that. If you have car then no problem.

PS:I stay at Aljunied crescent now :)

How's the area? Near to any shopping mall? MRT you use?

Yup. but there isn't really anything you can do though. Unless you select a unit regardless of whether you like it or not. HAHAHAHA. They couple JooSeng with Toa Payoh, i believed there will be quite a number of applicants with one chance gone at the end of the day.

Yup. but there isn't really anything you can do though. Unless you select a unit regardless of whether you like it or not. HAHAHAHA. They couple JooSeng with Toa Payoh, i believed there will be quite a number of applicants with one chance gone at the end of the day.

I applied only with the intention to try for a unit at TPY Crescent. LOL. But the chances are 50/50. Still got to waste a day to go down HDB regardless.

What about you?

there are 3 units left for chinese at TPY crescent...your appointment on the 27th? All the best to u! Hope you are able to get unit you wanted.

I'm looking at the Blk 9 Joo Seng Green...:D

Haha, yes only 3. So hoping that one of the first three in queue is non-chinese. Yup, appointment on the 27th afternoon after the first 3 in queue.

JooSeng quite high chance right? Good luck in getting the unit you want!
