Haha, yes only 3. So hoping that one of the first three in queue is non-chinese. Yup, appointment on the 27th afternoon after the first 3 in queue.

JooSeng quite high chance right? Good luck in getting the unit you want!

so other than the TPY crescent, what's your other options?

Yup. but there isn't really anything you can do though. Unless you select a unit regardless of whether you like it or not. HAHAHAHA. They couple JooSeng with Toa Payoh, i believed there will be quite a number of applicants with one chance gone at the end of the day.

Rike that ish very unfair...

Well, it was a choice you made when you opted for that estate. HDB did offer many other estates for everyone to pick, and clearly stated the ethnic quota for for each project. It's a gamble for all of us.

guys can i ask? if the HLE states that i am eligible for a loan not more than $15xxxx 25 years plan monthly installment of $6xx
is it considered good or no good?

Less loan means you incur less interest since your principal is smaller, which is good in a way. $600 is pretty manageable I think. However, it also means you have to rely on other sources, eg cash savings, CPF, parental support, etc to pay for the flat since $15xxxx won't be enough for sure. (You are looking at Bukit Batok right?)

As long your $150k can cover 90% of your house price, good enough already... if not have to top up cash if cpf not enough wor

If the house costs 379k for example, Upon selection of the flat i pay $37900 as 10% downpayment and i am eligible for example 150k housing loan so after minusing the loan and the downpayment i am left with $190k (excluding grants)
So this 190k i have to fork out in hard cash or cpf right?
When do i have to pay this?
Before the loan starts?

Actually you can't just look solely at the purchase price of the flat. Don't forget to consider costs for stamp duty, legal fees, home protection fees, etc too.

Let's ignore those additional fees for now and say you only have to consider how to pay off the 190k. Based on your question, HDB will wipe out your CPF and grants; and the balance will have to be paid via cashier's order upon collection of keys, which is also when the loan starts. So let's say CPF and grants total 100k, you will have to pay the remaining 90k in cash.

Anyone pls correct me if I'm mistaken :)

I'm looking at the Blk 9 Joo Seng Green...:D

Drove past there 3 or 4 weeks ago.

Area changed quite a lot compared to 20 years ago :s13:. I kind of like the new Joo Seng because of the good mix of old and new flats.

It's a quiet and peaceful plot with pretty good winds. A supermarket downstairs but the only problem is transportation if you don't drive.

yea agree, it is pretty peaceful there....

Hi windwaver:) in facts joo seng did hv a mrt nearby.Tai seng mrt which was at the other end of joo seng rd,if your intended sobf flat was near or inner part of joo seng then is much nearer to reach tai seng mrt by walking.Wish you good luck guys n girls:)

is is possible to walk? distance should be around 1Km plus?:(

Husband A: $4000
Wife A: $3000

Average gross monthly household income is $7000???

Yes, but have to calculate past 12 months then divide, if one of u just got employed or got pay raised for a few months then average is lower.
