Next should be the upcoming Feb 2026 BTO for Sembawang.... But the location (not Sembawang name) really wulu, somemore far from MRT... Hope can build a LRT or something to attract more buyer...

people who used to own hdb then sold and now attempting to buy again?
people who balloted in the past then did not get a queue number and now balloting again?
people who balloted in the past, got a queue number, rejected it and now balloting again?

If New lover is first timer then it would be considered as FT..

Couples comprising a first-timer and second-timer are treated as first-timer families and enjoy the same priority benefits and privileges.

If you buy resale with grant = 2nd timer
If you buy a subsidised flat direct from hdb with or without grant = 2nd timer

All your above answers very valid for 2nd Timers since the past decade.
Once upon a time when there was no 2 rm flexis, with priority scheme easier to get.
Nowadays, priority scheme is to tie to parents or adult child families to their properties to within 4 km for 5 years!

Can check which area? Choose your preferable unit? High floor? I failed the July SBF at Punggol.
