Wasn't the opportunity to grab REITs a few weeks ago when
STI was plummeting towards 2900?

the real opportunity to buy reits was in 2009. =:p

*with the benefits of hindsight of course*

as nobody (except Mr FATA) can predict when is the next crash or how low the reits can drop, just continue to accumulate your preferred reits on price corrections and hold for longer term. they are not meant for trading. going in and out frequently is just a waste of commission. *ouch* my daily and accumulated IB trading commissions are equivalent to a minimum commission trade with singapore brokers.

i only buy when STI is below 3000 :s8:
and i don't believe the tapering factors are fully priced in yet.
besides i'm not using leverage like your case, so no reason to risk my savings.

you should ask mr FATA to buy instead and see what's his response...

So now the question is will STI fall below 3000 again? At 3400, the P/E of the STI is only 14? Compare to the US index of 30? I don't know if you invest in US but I think US market is much more scary, can win a lot and can lose a lot.

Anyway, a lot of my friends and relative keep saying that STI at 3000 too high to enter previously, all very expensive and want to wait for crisis. Indeed anything you buy in crisis are cheap and you just have to hold through it and you will get almost 100% return. But trust me, maybe when crisis came, they will still tell themselves that it is not the lowest and they still waiting for a good time. And when the index start to improve, they will say it will drop again and they will wait. All these will repeat again and again and what will they gain? As compare to a person who buy at 3000 and later sell at 3400 for example. Who gain who lose? And some more the emotions during crisis may not be correct. What if the shares keep dropping and dropping, cut loss or hold? Or will the company will become bankrupt? So all these play an important roles when investing or trading. Never buy means no gain no loss. After buying and never sell means no gain no loss also.

So for now, I already invested 140k in the stock since December. Collected 4k dividends (thanks to DW's strategy) plus 120 profit from selling F&N. So I can say confidently that I profit $4120 from investing since December. If you keep waiting for it to drop below 3000, maybe really have to wait for crisis? US index already hit many record high but STI lehz? I am somehow optimistic about the market and of course hope don't have any big crisis like war or property bubble etc.

Most of us here may not see another 2009 crash in their life time.
No point holding battle chest only for such major crisis.

For a quick exercise on whether is it sustainable, look at the amount of land being sold for commercial and industrial.

The demand is still there and will take some time to come online. Current landlords just continue to collect rental and happily raise them after tenure expires. Plenty of leasees, only scared economy downturn nobody want to do business here. ;)

With Fed commited to keep rate low and cautious on the tapering efforts, i think REITS will be robust for another year. today, i read news saying that Iskandar is losing its shine due to rising costs and rent. Less industrial corps are enthusiastic in moving over as cost adv drops to 15% - 20% from initial projection of 30% above. So i guess this is not too bad a news for local REITS

having divested MIT few months ago...next in line is MLT.
have no confidence in industrial or logistics business.

looking to shift funds to FCT or CMT or even plife if there is any future correction.

Why not hoot Starhill Global Reit or SPH Reit? Shopping gems of Orchard. Tenancy very healthy.

Cmt ceo mentioned in the recent agm that they won't acquire ion due to the cyclic nature of retail shopping in orchard especially during economic downturn and i do agreed with him on his opinion.

I saw a report I think now office or healthcare REIT better.. Follow by industrial or logistic and finally retail REIT. Not sure but up to how individual's view on the trend ba.

i read reports from banks with a pinch of salt nowadays, after all they are mainly market manipulation as pointed out by my lecturers :s8:
banks do not always act in the best interest of their customers (look at the mini bond saga), similarly the insurance industry is the same unless they are independent adviser.
