Need advise from REIT pros here.

Is Frasers CT or CapMall Trust a better REIT to buy?

I've done some homework with data from CIMB's REIT research (they recommended FCT).

Here are the points
- FCT has lower gearing (28% vs 35%)
- FCT has higher yield (5.9% vs 5.05%)
- FCT currently has lower cost of debt (2.7% vs 3.4%)
- CMT’s portfolio is of higher quality that FCT (CMT malls are in both prime and suburban areas, whereas FCT malls are in suburban areas)

Debt profile wise, FCT has 45% of its debt expiring in 2016, while CMT debt are spread out quite evenly from 2014-2019. I believe FCT managers will progressively refinance the 45% worth of debt in time to come.

The numbers (current yield, gearing, cost of debt) all point to FCT as a better buy.

Any thoughts?

Need advise on keppel reits. It is a good time to enter now? i just got my account created

I am vested. But that is before it increases more than 8%. Office Reits quite good ba. I think Keppel Reit has 100% occupancy. Next quarter DPU should increase. Price to enter I am not sure.



keppel reit is defensive. .most of the buildings they own are top tier office buildings, however it is quite high now. i was hoping it drop further during april, hovering at 1.18. i was overseas for a month , no internet access during the day.

when i got back early june, it shot to 1.20 +. damn it. i totally missed out.
dividend payout is coming soon.

Thanks. But I take the analysts price target with a pinch of salt, lol. Rather look at chart and see support & resistance levels. But looks like FCT has more BUY recommendations, haha.

Yeah, just want to ask if CapMall or FCT is a better quality (financial wise) retail mall REIT. I'll definitely wait for prices to come down before considering opening a position. They have both rallied quite a bit the last few weeks.

I think REITs can still form a part of one's portfolio. It's just that investors need to be very selective right now as interest rates are expected to rise. Select REITs with low gearing and strong sponsors.

REITs like KepREIT have very high gearing (>40%?), definitely won't consider getting that even though its portfolio of properties is very good and they have a strong sponsor in Keppel.

do you calculate the company's gearing ratio on your own or you use sites like this ?

One question, when I check for FCT's past dividends record on SGX's corporate action, FCT's past dividend records mostly show: "SGD 0.0xxx LESS TAX". Less tax is less how much, so the tax is directly deducted before the dividend is paid?

And also, some records are "TAX EXEMPT", but they only pay like SGD0.0009 compared to "LESS TAX" ones which pays like SGD0.025, why the big difference?

I'm not asking specifically for FCT, just trying to learn more things especially for dividend stocks, still a new bird here..

Any idea anyone?

I consider these are mid risk, mid return opportunities.
We are looking for low risk, high return opportunities. :o

there's no such thing as low risk in equity securities, the only instruments that are low risk is your FD, COD and money market funds.

i'm happy with the returns that FCT is providing, else why would this blogger have 30 lots of FCT

oh u are so wrong
if you are hardworking and patient enough, you can really find some low risk , high return opportunities

there are 800 stocks on SGX, and 50000 more on worldwide exchange. You just have to know where to look :o

I want to grow my money fast . Need help .

I thought traditionally stock market is already moderate to high risk investment , so let me know where to look le..

hi, recently just bought into starhill global reit, 12lots at 0.815, looking to add more.. do you think this is a good entry price? or I should buy at lower price later to avg down? What I like about it is

1. trading below NAV
2. Low gearing at 29.6%
3. Yield of 6.1% compared to CMT
4. quality assets and lease(ngee ann city, wisma atria) except for their overseas assets in countries like china and japan which I think it is alittle bit risky

yep simon said it correctly. The easiest and laziest way is to wait for market crash.


The hard way (and more profitable way) to is really to look through all the financials of 800 stocks on SGX.There is no shortcut to it. If you are lazy to do the research, too bad for you. lazy people dont deserve to profit in the stock market. All the annual reports are freely available online for you to download and view anytime.
