actually as long as not facing hospital directly.... isn't near hospital a good thing?

I'm getting old and staying near hospital is actually good for me as long as not facing directly...
If you are buying for ownstay, your own definition of amenities and dis-amenities is important. But if you are buying for investment, it is important to consider the mass-market’s definition of amenities and dis-amenities. For the general people, visiting the hospital is a rare occurrence, and immediate proximity to hospitals usually means busy ambulances with sirens, mortuary, people with contagious infection (case in point, TTSH covid cluster) etc.

However close proximity (different from immediate proximity) has benefits where high paying doctors of the hospital who might buy over ur property in the future or pay good rent for it.

some may think hospital is the ground zero for covid. however in actual fact hospital is the most well prepared places to handle such issues. fwhenever there is an covid cluster in hospital it can be contained very fast.
from the recent cases, you will be more worried if you stay near the market/food centre cluster

If i were a doctor. I wouldnt buy OLA. I would stay further away from the hospital.

I think so too. If I am doctor, my income is pretty high, why would I want to stay in an EC? And beside the hospital somemore.

If I am working at Sengkang hospital, will look at Seletar landed area or Serangoon Kovan area.

Based on caveats lodged OLA managed to move 47 units in July the highest number of units sold since launch in a month.

Actually the agents all anal one. Property guru list 1 price, quote u easily up 10% more. Lol! Surprise Covid19 make them more huat. Haha!

For new launch is better head down to showroom, property guru best for resale.

Don't think it will affect much, they are both different things.
Ola has already achieved 76% sales.

There are other factors that has pushed the sales of all condos in Singapore, if you see the land price of AMK / Lentor, they are almost the same PSF as the cheapest unit for the existing BUC launch ECs. Does it even make sense ? I believe even if Ola dont sell any units now, towards TOP people will still buy, just like in 2018 for all the ECs that had a hard time selling, all snapped up before TOP.

I think the flurry of buyers for remaining ECs would come in by 2022, once the new launch condos whose lands were acquired in 2021.

common sales tactic, they are competing with 10-20 other agents for eyeball and easiest thing to generate click through is to drop the price vs official launch price..
