I don't believe in the FH hype. FH condo is just for strategic en bloc purposes as it avoids lease top-up for developers. But you try telling that to the average Singaporean on the street. Most of them just want FH. Buying into a FH new build is a very tricky decision. Unless one is certain it will be for the next generation to inherit, or if the entry price is clearly right and undervalued. Can't really see any other reasons for FH new build as the wait for for capital appreciation is far too long and FH reduces rental yield ratio.

And to stay on topic, I don't think ONE is comparable to NP. Very different products. The sizes and location of the two developments are already so different. ONE would be better compared to ONR and Rochester.

Haha I also doubt it’s a possibility, but well got to ask the source. I think rents in OCR should go up if the WFH culture continues.
5k rent for 2 bedroom?

Mai lai, why would people do that when can get better location 3 room?

At max 4k, and that's generous, maybe 4k for the 2br +study
agree w u on this. Maybe someone should ask him. Feels like the reviews are overly optimistic or pessimistic sometimes.

Totally agree on the two issues u mentioned.

Many on the streets want FH and would also compare One North Eden to ONR and Rochester.

Seriously 😳

Looking at One North Residences as a comparison, rent prices for 2brs have been on a downward swing since ~2016 and is now hovering around $4k.

How would the added supply from ONE support a $5.2-5.5k? ONR is about 12 years old now - that isn't so old that ONE won't have to compete with those prices, especially since the ONR 2brs are significantly bigger at 1k+ sq ft.

Of late, I feel that some of the inputs are either too positive or too negative.

He dismissed Midtown Modern and Irwell Hill Res alittle too early, and to say that Tanjong Pagar area “ghost town” seems odd.

Based on his video, it seems like he is equating the dumbbell design to a dual key. Not sure how the layout can be renovated to support a dual key though, doesn't seem feasible.

Can you just take a unit and convert it to a dual key? Didn't know that was legal

Is 'west-sun' facing stacks usually do poorly in the resale market?

I can see one part of ONE is facing the west sun + the road... If buy will depreciate a not???

The issue with fh v lh is that the age of building is the same. The difference in value is the land they sit on.

If someone comes along to enbloc, lh will normally need TOP up lease.

The problem is the price of fh v lh. Bala table says the difference at new is only 4%, but Developers are selling at 20% premium or more ... so is it worth it?

There was even one project, developer sold at about 3 times that of another new launch nearby that was lh...

So, for me, I believe in fh, but there is a limit how much more I am willing to pay as compared to similar lh...

Enbloc topup lease back to 99yrs duration is still much cheaper than enblocing the FH plot.

don't see why cannot, it's only internal renovation, and dual key is not a "special" class of property recognized by the government.

I remember one north residences west facing units which overlooks nepal hill is being marketed as premium stacks..
In a way I think the south west units in ONE also premium facing as it's the only one with unblocked views and tower 1 has lesser units so no need wait so long for lift haha.

I think both will share the kitchen plus foyer, then one unit gets the living and balcony, another is just master plus toilet. that’s what I can imagine, may have other ways.

but will tenants accept that with $3000/$2000 per month split, not too sure.

I went to draw out to see how it looks... quite jialat for the guy with the master bedroom. Dont see why someone will pay $2K to rent that space.
