There’s a bounced out 3+Study unit up for sale. Saw on FB.
unit #04-73 (958sqft), developer price
$1 648 000. Unit first purchase June 2020 @ $1 534 000.

$114k higher in less than a year.

After the taxes, lawyer fee, agent fee, how much the seller make?
At least not in negative. ;)

7.4% rise over a year fair lar
4% then 3% rise each round

646 sqft sold at 1,200,000
1,858 psf

not super. wonder which unit is this and what was the initial price..

at best its #06-32 that was bought at lowest at 1,632 psf in March 2017. road-facing likely.
buy low and sell low...

Not bad la, ~$70-80k gain after BSD & agent fees against $260k of downpayment.

Entry price impt, think this buyer got one low during the first wave, but can’t seem to check its round trip transaction. The past few resale transactions at PPR made over 100k though. Maybe he should have waited till Pasir Ris 8 is launched to sell too.

seeing recent resale transaction, seems to tell a story that the higher psf one enters the harder it is to get profit. So maybe mr Eric preference is to enter low psf ones..

I encountered many resale sellers happy to lose money... when I probe, I was told owner has tons of $$$ in the bank, lose money still very happy...

some buyers use property as form of asset diversification from stock and bonds, even within real estate you never know if he diversify his risks by having a portfolio of units, one loss may not mean much if he is profitable at aggregate level. To pay $21xx for PLQ, already show buyer quite rich.

Oh, I tot its the original buyer selling the units. It's a bounce.
original buyer selling before TOP is called sub-sale, need to lodge caveat one. Bounced out units no caveat lodged, only signed OTP and paid 5% of deposit, if didnt execute on option i think one lose 1.25% of purchase price overall, $1m lose $12K+

Not bad saw the round trip transaction, 110k profit, buyer entered 1688psf in 2017.

Real profit less than 70k factoring stamp duty, lawyer fee, loan interest, etc worth it considering the time and risk involved? :unsure:
If I were him, I rent for 3-5 years first then sell, the rental income is not bad, from recent transaction about $3500-3800/mth for the unit size of 600-700sqf.

its 07-17, blk 6. last purchased at $1,089,999 in 2017 @1687psf.
