That’s a crazy thing to do.. stocks can fluctuate and lose money as fast as u can make money. The risk to reward here is too uncertain over having a roof over ur head in terms of an EC. EC usually will earn, jus how much.

I’m saying that one needs to also have property as part of their portfolio not just stocks. Moreover, EC is meant for own stay, ppl need a roof over their heads too.

FANG stocks will be up much more. Not a fair comparison by comparing absolute returns. It’s risk adjusted return on capital that should be used as a comparison metric. Plus new launch condo is a leveraged investment with access to mortgage interest rates. U can’t borrow at 1pct to buy stocks & the LTV for stocks is likely lower than 75pct, with much higher risks for margin call.

Read that price for this EC is at least $1,200psf? What is the point of EC then? Might as well buy the numerous resale PCs/ ECs in the SK/PG area for under $1100psf?

Last time ECs were priced lower than resale PC prices so it was a straightforward choice. Today, I think ECs have lost their relevance. Good for those who buy for own stay. But the price and 10 year wait to sell is not worth it for those with shorter time horizons.

Oh why ?

More of a personal reason.

It will definitely rise, but because of the quantum, the percentage gain will likely be small. We cannot expect a Topiary kind of rise, $800 psf to $1200 psf.

With DPS, it is almost $1300 psf here, which has to rise to $1700 psf to match absolute gain of Topiary (and still lower than the percentage gain).

Not impossible, but our investments in the same area is pretty high (staying with parents at nearby landed).
After an overnight consideration looking through different data (I haven't sleep yet), decided not to proceed with it as the likelihood for own stay for us is on the lower probability.

That said, I really like the location, that's why we even considered it.
