Hopefully. Was aiming 14-07 initially. Now G floor 4 bed also ok
Usually lowest quantum will be sold out first for ECs. If u going for 4b, should still have options available even if ballot number not good.

Almost sure huat but likely not 1800psf. I think most will be very happy with 1500psf after 5 year MOP
EC usually will huat, just big Huat or small Huat. $15-16xxpsf by MOP shouldn’t be too far fetched. The response for the Parc Greenwich seems good too, estimating 70% sold tomorrow!

$1300psf up to $1500psf after MOP? I think no earn lei. TOP is end 2026 and because of Covid19, may drag another 1 more year. Which means end 2027 worst case. Add in 5 years to MOP (total 10-11 years), just increase by $200psf? Likely lost of opportunity cost. This video shows up $400psf also earn a bit only. If you $200psf means more jialat

Add in 5 years to MOP (total 10-11 years), just increase by $200psf? Likely lost of opportunity cost. This video shows up $400psf also earn a bit only. If you $200psf means more jialat

10-11 years with cash outlay of probably $400k and paying mortgage up to $150k. Total $550k to get returns of $300+k over 10 years. Doesnt make business sense lei. If anything happen, maybe can’t even make 300psf. Risk much higher than rewards. Ola not as ex and TOP is faster by at least 2 years. I think less risk. River cove also selling left over unit for $1300psf, maybe safer since already TOP

Who will have money to put 1mil into stocks? The video is assuming the buyer have that much money

Agree. In fact, I really don't think buying EC is a good investment option, due to the need to wait for MOP before you can sell. 5 years is a long wait, anything can happen. Somemore for parc Greenwich, need to wait 2024 to TOP (could be extended due to covid19), that means have to wait till 2029 - 2030 then can sell. But then, those who buy EC, I believe most will just choose to stay long. Of course, if the market is good then, no reason not to sell. I think topiary is one good example. First time buyer probably didn't expect to able to reap such a big profit from such an ulu place.

I think 2024 cannot TOP for sure. I feel if u whack EC, Ola is the last one u can whack with some risk (not price but the time of completion). Price I believe will be up due to supply and demand but the competition is a problem. Not complete how to stay, don’t even say sell la. Correct?
personally I feel buying private is good because low interest will continue to stay. Japan is negative interest, Europe also 0, US also 0. I think Singapore will stay close to less than 1.5% for life. Low interest is good la. Why give ppl who stash cash inside bank doing nothing 6-7% like our grandfather’s time. However Parc Green need to be damn patient

If can up 200k after 10years no earn, then how about the 5 years stay in the condo ?

Using a neutral view, i think this video shares something property agents dont share with potential buyers and let make a better jugdement. Most youtube property strategists will tell you about buy buy buy. They didnt really cover The pitfalls. If you are aware and you still go ahead, then i guess you would have already factor in andunderstand the risk

To be honest, there is minimal risk buying EC. Sure earn. Qns is how much and how long? If the construction delay and extend till 2027 TOP, you will lose 1 or 2 years of opportunity cost. So normally, buy EC, the purpose must be very clear. Own stay or investment? If own stay, i see why not. But for investment, certainly buying PC will be better.

That’s a crazy thing to do.. stocks can fluctuate and lose money as fast as u can make money. The risk to reward here is too uncertain over having a roof over ur head in terms of an EC. EC usually will earn, jus how much.
