More of a personal reason.

It will definitely rise, but because of the quantum, the percentage gain will likely be small. We cannot expect a Topiary kind of rise, $800 psf to $1200 psf.

With DPS, it is almost $1300 psf here, which has to rise to $1700 psf to match absolute gain of Topiary (and still lower than the percentage gain).

Not impossible, but our investments in the same area is pretty high (staying with parents at nearby landed).
After an overnight consideration looking through different data (I haven't sleep yet), decided not to proceed with it as the likelihood for own stay for us is on the lower probability.

That said, I really like the location, that's why we even considered it.
Make sense, but don't you think for those who bought topiary 10 years ago, $800 psf was considered high at that time. In the end, it rose up to $1.1-1.2k psf now.

So do you think it will be similar for PGW?

From $800psf to $1200psf is like 50% gain. If we are looking at 50% gain, then $1200psf must become $1800psf. If this happen, HDB all around Singapore is $1mil. 😆
Of course as things goes along, it become riskier and risker. Just like those who bought Tesla at $10 compared to those who bought at $700. Yes, will go up to $1000 or $2000 but it is about the risk and upside

Gxgx, can buy ec and big unit is for sure happy day ever for u.😄 just dun care abt the sour grapes comment here for they sure wanna buy the same ec big unit.

When it was Bellewaters and my friend asked me, I did reply it was cheap but I wasn't eligible then. Message still in WhatsApp.

Now, I still think that it will still rise, but personal circumstances and reasons made it unsuitable. Main objective was investment and potential rental.

In terms of gain,
$800 psf to $1.2k psf = 50% gain.
Topiary also need to consider that the new EC at the vicinity brought up the prices.
There is a chance for PG as there is a reserve site just north east, so if a new condo launch there at $1.8k psf (same as SKG), then there is a good chance that PG can rise to $1.7k psf.


$1.3k psf needs to hit $1.95k psf to get the same 50% gain.
Else $1.7k psf also sounds cool (same absolute gain of $400 psf).

Maybe it's possible. But personal circumstances...

Not sour grapes, but why penthouse? They added the airspace into the psf right? So actual floorplate is still 1206sqft. So you are basically paying more for the airspace.

Was looking at four bedder layout. Some of the cons noticed:
1) one of the bedroom can’t fit queen size bed.
2) kitchen got two doors, one lead to balcony, assume it’s for ventilation. quite weird to use balcony for kitchen ventilation,
3) not a fan of bomb shelter.
4) balcony size seems big and there’s a narrow balcony entrance. Both the kitchen and part of balcony entrance eat into the living room space. Quite weird, would prefer living room a wider or full balcony frontage.

other than that, I prefer this EC location compared to those recent new launch EC. :o

Though I doubt ECs will earn as much as yesteryear, it is still considered much lesser risk and since its for own stay and should you have the luck to get a good ballot number for choice units, i say go for it if your family and financial situation is supportive. Near impossible to see EC new launch below average 1.1psf now.

I feel Ola layout is better.

To be fair, ola 4 bedder has a size of 1389sqft, thus more space to play around, layout will be better than GW.
But I feel GW layout can be better. :o
Had seen a 1227sqft 4 bedder Parc Esta layout before. Quite efficient, no weird design.

My only concern with the void space is if you have lighting up there, it may not be that easy to change when needed.

But that's just me because I like to diy a lot of basic home stuff, including electrical and plumbing.
