Hi recently i went down to take a look at the showflat at this and Signature at Yishun. The agent at Yishun mentioned that there will be a big substation being built across Parc Life / Sky Park Residence and this will affect the resale value . Is it true that there is such project coming up ? I would be concern if the resale value get affected in long run. Any feedback would be really appreciated. Thank you

If it is substation it should be alright. In sg substation do not look like the ones in US where massive cables runs. Here in sg it looks like a building with just a no entry sign. No sound emiting out. I see it often in many estates like Toa Payoh, McPherson, and it does not affect value. But of course if I am the competitor I will say it affects so u will buy my product. Therefore his words are biased and cannot be trusted. In SG, what really affects value negatively will be like foreign worker domitory, colambarium, etc. What affect value positively will be amenities, shopping centres, eateries, transport network and schools. If ur property do not have those amenities and convenience don't expect the prices to rise too much in future.

Thanks for the reply , I do hope so . Because he said the size of the substation would be the size of Parc Life itself looking at the entire big patch gazetted for Utilities purpose under Masterplan 2014 . But again we know that plan can change anytime so prob just get and enjoy the moment . Anyway is there any referral incentive for existing owners?

Yes, it's in the master plan. Will be opposite Proxima along Gambas avenue. Most likely to supply for the new light industrial area along the stretch.

If it's a concern, then you will have to consider. Signature is quite far from mrt station. Is this a concern?

Well I use to consider signature, but the distance between the train station and the residence put me off. Yes it offer free scuttle bus, but it's not difficult to guess where the 'free bus' came from.
Yes it's from your maintenance fee.
I doubt they will maintain the maintenance fees for long, properly it will increase in a long run.

Im tied between ParcLife and Northwave. Northwave Patio is super amazing but surrounding is a concenrn. I quite like Vista or Varandah but surrounding is better. Any opinions guys?

if you compare the distance to MRT, the amenities around, the distance of schools (one pri one sec), PARC life win hands down. further more its developer is fraser.

I will urge you, if have time, go down and see the place yourself.

Im tied between ParcLife and Northwave. Northwave Patio is super amazing but surrounding is a concenrn. I quite like Vista or Varandah but surrounding is better. Any opinions guys?

Go to both locations and find out where's the nearest place to eat, buy groceries and take public transport.

well there's a speculation that the TOP will come on Q1 next year but i still prefer it to come later.

Yeh...ill go and explore again one day. Any chance for Parclife to TOP earlier by Feb 2018?

There's about 6 months to next Feb. It's been good progress since last April till now, i.e. 83%. There's a good chance though I'm not sure how long the key collection process takes

Verandah's layout separates the kitchen from the utility and yard, unlike Vista's. There're some space around the washer. This area can be considered as yard where you can place your laundry, hangers or related stuff. This could be what you mean by open.

Depending on the shape of the area, in some case, I do find them not so suitable for me or what you mean by awkward. E.g for some layouts where the washer is just beside the window to ac ledge, there's no place to stack dryer on top or beside.

For Vista, the integrated area would mean cooking smoke may get into the hanging clothes. For me, we seldom cook and we use dryer a lot. Plus, we might hang the clothes at the balcony, so we opt for Vista design

Did u get the vista B6, B7 or C2? Which one is more useful? The one with utility or universal room?

I got B6, based on a few factors. Later then realised this layout has the most units with same layout.

I have to say it depends again. I like the utility beside the WC, so that my helper can use the WC there.

Universal room is away from the 3rd WC and nearer to the 2nd toilet which means the 2nd toilet will be in higher demand. In terms of space, universal room will be more comfortable to sleep in, compared to utility. It can be used as study room, theatre room, bedroom or even for storage.

For 4 bedroom layout, the 4th room is bigger with wardrobe.

Can I ask whether the nearby airbase a concern? Will there be lots of helicopter flying over n very noisy?

i encounter heli flying at Wdl ave 12 area more than sembawang areas. so far Sembawang dont have any heli flying around

Cos I left the showflat at 930 pm and surprise so many helicopter fly at that area n they r quite loud so I'm quite concern lol

Actually it depends . If the airbase happens to have night sorties , then they may move at night but I'm sure it's not on daily basis
