Parc Life may not able to sell more units because potential buyer walk away due to FCL don't accept DPS anymore. Unlike, Criterion also TOP at the same time as Parc Life, CDL (Criterion developer) accept DPS. How many young couples or second time buyers can afford buying a EC at NPS?

By the time, if FCL increase $$$ psf, buyer will look at other ECs if there is others. I think (just my 2 cts) maybe until TOP, it may still have a lot of unsold units. By then some people who stay in certain blocks in Parc Life may feel that their block/level is like "ghost town"....

Could be PL's proximity to B1/B2 industrial buildings, which could contribute to large numbers of foreign workers lurking nearby (esp the park) after work and over the weekends
I’m not staying nearby so I can’t tell what’s it like at moment. Are there many workers at Canberra park lurking around?

Since the industrial buildings are not fully functional, I would assume the workers are from the construction sites. They could switch jobs and work in the industrial buildings in future but these buildings have their own facilities for their tenants. If that’s not assuring enough, always call the police who’s 3 minutes away.

Worst case just use the EC’s own facilities like every other ones

There’s no need to curse and swear. You can always get a unit from criterion. There are at least 466 souls already booked a unit there. Why is it a ghost town?

No reason to say parclife will be ghost town. Skypark beside it is sold out at same pricing. And nearby so many hdb...

It's gonna TOP in a few months time only. So be it NPS or DPS, the lump sum of 15% which is the toughest, has to be paid upon s&p. And that's already 1 month aft otp.

If the buyer dont even have the money to pay for e installment just in 'adv' of these few months, seriously go buy a Bto. I don't see much diff between paying the instalment in Nov and Mar

Note that Skypark was released at a different time, and it was the first EC in Sembawang. Demand was higher, competition was weaker, and possibly most buyers might not have known about the B1/B2 industrial buildings then. I have maintained that the park is not a positive draw for many buyers contrary to the “2 parks” promotional line.

Just checked URA, now sales is at 473 units. Back to the old average of 20+ units sold per month after 3 months of more than average figures. Probably helped by Hundred Palms hype.

There is a good chance that all remaining EC units will be sold sometime next year as the supply of 500+ (from http://www.executivecondominium.sg/) doesn't seem to last long. Hence, there is little chance of further discounts for PL. This could be why Frasers decided to close down the showflat to save some rental while waiting for the project to complete.

Can I confirm parclife is only for huttons agent?

Officially, is only marketed by Huttons. But you can contact any preferred agent from any agency, whom will in the end act as the middleman.
both agents will share the commission instead, no impact to you in any way.

According to straits times, the sales still seems decent
only one i don't get it is symphony suite...

at that price range, isnt it better to just get miltonia residences... or up the budget and get north park residences...

I think it is within 1km from Chongfu Primary School....That may be one reason why still got buyers...

Northpay is 1300-1400psf right ? I doubt 1200psf can get... and mixed development project right ? The maintenance fees should be alot higher...

So just curious. If the place is not within 1-2 km of any school then how?

Many Singaporean parent want their kid to go to those good primary school. That is one of the reason why hundred Palm and treasure crest EC are all sold out so quickly... Both have a famous primary school within 1 km... my colleague bought a condo unit in Bukit Timah just because he wants his kid to go to a famous primary school there... He rich la so he could do that..
