We chose a unit at Visionaires, cos it's really close to MRT station. 😊

My wife do not like visionaries cos she finds that the unit are too close to the opposite units and she also do not really like the whole development layout. :flash::flash::o:o

I agree with too! The blocks are facing each other! I don't want view of my neighbors and vice versa. It feels like compacting the blocks into the plot of land. We also took into consideration the developer. It's Fraser! A credible local company.

I have chosen Parc Life too for its amenities and mature estate.

I hope those who bought Twin Fountains knew they would be next to a monastery. What about future industrial developments near Parc Life? I hope all buyers are well-informed and not just going by developer reputation and ignoring these factors.

to add on. there are many defects for 8 courtyards. my colleague bought an unit. his neighbor's glass shattered suddenly.

did anyone realize that the toilet basin cabinet is very small. the space at the side, between the cabinet and wall is for??? is it to cut cost? I asked the agent, he also said he finds it weird. if its to cut cost for such a small thing, imagine what else he cut cost on. no project ive seen has such cabinets

To be on the safe side, I will hire a professional person to check for defects before any renovation work starts. For $500, defects will be check do wall cracks, water leakage (not seen on naked eyes) etc


to add on. there are many defects for 8 courtyards. my colleague bought an unit. his neighbor's glass shattered suddenly.

Err...there are more developments by Q that have way more defects... already heard about three different developments from that same developer and how they provide aftersales service from personal friends. So...I rather choose other developers. Would have chosen CDL but no moolah :s12:

Bought a unit on launch day. Still in the process of cancelling the Brownstone unit ordered... Do think twice before signing any OTP or you will end up like me.

For me, the proximity to the Sembawang primary school and within 1 km of the Canberra primary school close the deal. Just want the kids to have less travelling time. Of course, lower psf and bigger floor area are the plus points.

As for the 2nd park, use it if you want. It's a given anyway. Hope to see some amenities e.g. childcare, hardware shops or canteen in the industrial buildings though. Still thinking if it's better to be the only ECs among the public residential and industrial area, or be part of whole plot of private property where there could be baseline set for the valuation.

As for proximity to MRT station, I think Brownstone is really close. So is Sapphire on the other side.

Then u forfeit 1.25% for for brownstone? Actually brownstone also not that far from those pri school.

Think an ec among pte estate will command a better price in the future. You have really made a very difficult decision.

There are so many condos in the general area that can set the baseline, but just SkyPark nearby. I still think competition will likely be tough for rental only, and will depend on proximity to MRT and workplaces.

I think you should really give a second thought. If you bought the unit in the launch day, that means the unit you got should be rather good and at a lower price too. As you know the price has already gone up since start of the year. CDL will be very happy if you give up this unit as they can "eat" up your 1.25% and at the same time, release your good unit at a higher price. But if you think it is better for you and your family, then go ahead...;)

Just to add another 2 cents' worth:

Brownstone is likely the only EC so close to an MRT station. It's true that it is nowhere near primary schools, but your kids will benefit from the proximity advantages later on in secondary school and afterwards. Parc Life is fair bit farther from the MRT station, but still walkable.

I understand the compromise that has to be made, but that is a really tough decision. To help you feel better, the MSCP at Brownstone would have been the biggest inconvenience for a daily driver like me.

If you really cancel, the next person who is buying BS will be very happy to grab your unit even at higher cost. Good unit left for BS is really rare now.

My wife and i gave up parc life too not because of the unit but the location and travelling time considered.

Hi all,

I didn't expect to receive PMs from you. If so, I would have made the announcement here earlier.

The unit I let go is #05-13. I don't think it's in my hands now as I have collected the refund from CDL and just send the cheque to OCBC cancellation of the LO. Why I chose this unit is because it has a north-south facing and unblocked view to park opposite where all the landed properties and shophouses are. It was the highest I can find from the block. It's near the entrance. This is also why I decided to sign the OTP straight once I realized I could at least get the 5th floor.

Ya, there are many pros and cons to consider. At the end of the day, I am upgrading for the benefits of the entire family, not for 1 or 2 members. I find the Brownstone unit I chose is too small (85 sqm) and now with Parc Life, I got a 99sqm at 763psf instead of 800psf. Though the quality is assured and distance is really close, I opted for the space and proximity to the primary school. I know my wife would try for Canberra primary school but I am happy if my kids could get into Sembawang primary school. Then my helper can fetch them to and fro school. They can use the facilities in PL after school or go to the Sembawang public library with helper. Take a bus back if tired or raining. My wife likes the idea of the CC opposite Sky Park. It's "almost" like the Sports Hub opposite Visionaire.

After I am done with the S&P, I would probably have to start looking for nearby childcare centres for my 2 younger kids. I don't think I want to go through the roller coaster ride of changing ECs again...

Yup, 1.25% or 25% of the 5% of selling price, which works out to be about 10k...

And add salt to the wounds, we have also signed the LO with the bank which means we need to pay another fee for the cancellation.

If you drive past Sky Park to Sun Plaza and look for the Sembawang primary school on the right, you will see what I mean
