Yepp, that's what our banker told us as well. Anyway, you bought your unit during launch?

Yes, got it on launch day. Wanted to leave twice after seeing the number turned up. Felt that I could still get my first choice unit after launch day. Then, came this 3k voucher thingy and my agent reassured me that the discount will be less in future and FCL will never sell cheaper based on experience.

Then, I remembered Sky Park was giving 43k discount during the past CNY and then I calculated. It worked out to be around 4-5%. So i guess developers have their ways to attract customers. In the end, if it worked to be the same as getting on the launch day, might as well booked it and moved on.

Fork out the cash balance yes but you are also borrowing 3k less. So technically speaking, your loan is 3k less, u pay 3k cash, u get 3k vouchers at top. In the end still 3k in your pocket.

You are probably an accountant. So long as in and out are balanced, everything is ok

Now they only offer 2300 voucher only, no more 3k :(

Not really haha. But some ppl did get confused abt this when deciding whether to opt out of it. Cos after hearing that they need to pay the 3k offset first, they scared.

yah lor, some ppl can get very confused and even don't want the gift.
The principle behind it is simple, you don't want to pay for your $500 or $3000 free gift using a 30 years loan at XX% interest rate. :s13:

There is a way out though, you can try to argue to change the gift into a discount for your purchase. Have not heard that happen b4

In this case, I prefer $3k discount to gift. So I don't have to pay $3k cash. Now, it's like selling price lowered by $3k but I have to spend $3k (to be exact, now $2850 and $150 with interest) to buy $3k worth of FCL gift card.

Everyone prefers discount haha. Discount is 5 percent on launch day other than the 3k.

That's known as grout. This is a common problem with tiles.

If you want to avoid this, use laminate or vinyl for flooring.

For BTOs, op out of OCS for flooring. Private no choice but to overlay.

Pelangi 15, when u cancelled your bs unit, did you have to engage a lawyer to do that?

Sent from sibeh sianz using GAGT
Hi asky2505,

Not really... First we filled up a cancellation form (initially agent gave the wrong one and when we checked with developer, the process got sped up) to show we know what we are doing.

Then, it's collection of cheque from developer's law firm and payment of penalty to bank's law firm.
