I think the floor plans are mostly good, they are slightly different from most of the current market units.
The 1 to 3 bedrooms are mostly good
The 4 bedroom i feel is average
The 5 bedroom feels a bit disappointing

I think it will be a good investment/own stay though, big plot size, will invite a lot of family living. Demand will be there, the numbers will consistently invite potential buyers to the project just like what Treasure is doing now.

If aurelle sells at 1700psf and PTR sells at 23xx/24xxpsf on average, it means 600 to 700psf price gap between EC and PC. Given aurelle has a better layout than PTR.

Ya the price gap is quite wood. I'm a little hesitant. See how.. go see the showflat first.

I think Lentor has its own appeal and seems to be attracting HDB upgraders from areas like Serangoon and Toa Payoh. It also benefits from an established MRT station, with a reasonable 20-minute ride to Orchard/CCR area. With Lentor almost fully sold, and assuming LCR launches at a good price (with the Gucco branding) , there’s a good chance it will sell well.
For now, Lentor does have a few factors working in its favour. From investment perspective, it’s anyone guess but ultimately, it will come down to entry price and affordability.

Lentor location shld be slightly better and got better sch but need wait full price out then compare
Lentor is the north part of Ang Mo kio, while Tampines North is the north part of Tampines. Ang Mo Kio Vs Tampines, which one better?

If it's mayflower area I agree but lentor I think tamp north it's my choice but really it down to different appeal of different buyer profile.

Will go for parktown than lentor if price gap is close. Lesser supply in tampines also mean easier to exit.
Tampines resales performance tested and proven, lentor not yet.

I tend to agree with you. If Tampines similar price as lan duo (which is actually YCK) ..Tampines has more amenities and is a town centre

Eric hinted in his latest review for Elta, don’t buy that new launch with only one gls bidder in 鸟不生蛋location

someone asked if he is referring to Parktown. Eric said no.

Wonder if he is referring to Lentor 6?

The only downside for PTR is there's nearby EC with price gap probably around 600 to 700 psf.
