next time agents will just use PR8 as pitch "see pasir ris so far so ulu OCR also can sell $16xx, this watergraden project OCR only at $1.3k PSF star buy!" or "you see PR8 so ulu at end of SG also can sell $1.6k psf, this lentor or AMK so much nearer to town 2k star buy!"

$16-17xxpsf average is for smaller units? Cos other info seems to state only $14-15xxpsf though. $14xxpsf like still got meat left IMO.

Coco palms $12xxpsf recently in the resale market, Grandeur Park $15-16xxpsf.

I would go for resale now if I am going for 2nd unit.

risk cut both ways, if demand not good developer will drop price and early vvip buyers will sit on valuation loss, mont botanik, hyll on holland classic examples, i dont like gg for preview vvip launch or balloting because one tend to get soaked up in euphoria, when u see ppl issuing blank cheques you just lose rationality and follow coz fomo, $1700 psf not ok also become ok

Pricing not too bad leh..

dislike 1 br 527 sf and above.
If they plan good layout, that size can accommodate 2 br 1 bath (second br single bed only with window and can also use as study)...

with developer forced to build larger min sizes in rcr /ocr can expect 1 br units to be weed out and 2br and above to be the norm in future. like water garden.

yep. not too bothered about the lease that starts in 2008, by the time the lease is up i'll be dead

what matters is the TOP date as that will have an appreciable impact on the general condition of facilities etc.
