I am just amazed or I am missing something here. We were just a month or so ago, debating if CCR is worth $2.3-2.5k psf.

and if Pr8 can sell 85%, I really don’t understand how The Landmark doesn’t move.

Especially if 2Br are increasing in popularity over 1Br / studio, for investors with deeper pockets.

$2.1k PR8 (9 floor)
$2.2k Landmark (mid stack)
$2.3k One Bernam (low/mid stack)
$2.4k One Pearl Bank (mid stack)
$2.5k Irwell Hill (low/mid stack)

All within 650+ to 710sf size wise. Safely all higher floors than PR8’s 9th floor.

Bro, based on the past and new launches, confirm Landmarks is undervalued now. LOL

Actually, I foresee 1 br to be ‘wiped out’ in RCR/ocr new launch as the limit on min avg size controls...
Eg: Water gardens no 1br.



For eg, 527 sf 1 br is neither here nor there, why not start at 550sf 2br1 b where the second br is like a study and can only fit single bed with door and window?

For those who buy Pasir Ris 8 at $21xxpsf, if forfeit booking fee, can take a look at Landmark, I also think undervalued.

help u lure buyers from Pasir Ris to Chinatown. Hope Chinatown has more hardcore fans. :)

i took a glance at landmark ok leh, only downside no good schools nearby, another reason i can think of is chinatown not atas enough.

Agents did warn there is a certain profile of tenants who like to stay Chinatown..

Just like certain profile for Balestier and certain profile for Geylang, just to share...also RCR

(Note: I am not saying all three have same profiles)

Take a 5 mins walk, you get to grade A offices or 15 mins to SGH or Singapore river offices/mall or Chinatown tourist spot. Landmarks lousy lah, OPB also lousy, no good schools around. :ROFLMAO:
Anyway, for those 1/2 bedder, likely it’s more of investment to be rented out to nearby potential FT/healthcare professionals.

On the topic of school:

- 1 bedroom or smaller 2 bedroom owners usually no primary school going kids. I would say childcare prob more impt than primary sch.

- Landmark and One Bernam I saw a lot of pple say no primary school. But same for The M / Midtown Modern / Reef… but that doesn’t stop the others from selling well.

If eyeing for attas sch, then have to buy Bukit Timah area alr.

If sch is a consideration then projects like the M, Reef and plenty of CCR condos wouldn’t be on the watch list of families with school going kids, since limited options near them within 1km.

Bro, :rolleyes:Err my colleagues all know Chinatown or Outram, or Chin Swee road area of properties not cheap… because it’s just next to Singapore river, River Valley road, Clerk/Robertson Quay are just nearby…within walking distance.. hee hee 😅
The area play is SGH transformation and CBD rejuvenation play.

Like u said it chinatown is not cheap because its near to river valley and robertson quay, thats why if i am a buyer and everything being equal i will go for river valley or robertson quay, because its more prestigious mah. anyway thats my guess only i also cant understand why this landmark not selling..some transacted below 2k PSF recently too.

update:

the rental yield as projected by edgeprop is JUST 1%., am guessing there are no condo in vicinity to reference the txn or rental yield is as what they projected - shockingly low, recent txn 30th june >500 sf $1961 PSF only, currently only 33% sold. i am thinking if i am an expat or angmoh, will i really want to rent a condo in chinatown when i can get a unit in robertson quay or martin road? the landscape and culture in chinatown are quite differnt from vibes in robertson quay, i cant imagine angmoh or Jap or UK expat renting in that area, asian tenants more likley

A new launch at Orchard or Robertson Quay likely are not going for $2K psf. If someone say Chinatown or Pasir Ris, I’ll think Chinatown is the obvious pricier one.

I would take transformation stories with a pinch of salt. I’m staying temporarily at Beauty World area for almost a year and don’t see how a new bus interchange would benefit residents in this era. And any new launches selling the GSW story would be 20yo by the time the area transformed😆

I can save the 600psf and buy a Lambo or Ferrari or a one bedder condo at geylang :o
And best part is, I’m still staying in Pasir Ris if I like Pasir Ris so much p
