what a happening day at PR8!. Developer played with the emotion of people and laughing to the bank

if price increased 6 times in a day is true, then buyer remorse will be at peak when caveat will be out and level X buyer will see that same stack higher level is 100K-300K cheaper than what he bought.
Ya, agree, developer is king now

14XX is v good deal specially after today drama

I’m a little more conservative. 15xxpsf probably the highest I can accept for PR8.
Probably also because of my past 5 experiences in listing my resale units.
I know how tough it is to sell in resale market, buyers tend to be very picky and realistic. Want to sell at a good price must also do at the right timing.
Its a complete different story like developer selling new launches. :o

This tactic is also deployed by agents both in the new launch and resale market.

New launch they would say developer increasing price soon if u don’t buy now u may be priced out.

Resale they would tell u there is already X number of persons interested, and the offer price is alr X (higher than urs). Do u want to revise ur offer upwards.

seen too many such tactic, so always good to DYODD.

I feel that during the era when new launch show hand the entire price list there is greater transparency, and I for one don’t like buying on launch day. Would rather wait and pay a higher price if I’m really keen on the unit. :)
ya i always see it as BS but this year i can see theres some truth, went kismis, forett, verdale and agent all claim developer gg raise price in a week, and in the end all materialized

usually developers have 5 years to sell, so if by 1st year can clear 25%, 2nd year 50%, generally they will raise price if inventory deplete ahead of time

even when i went resale in sixth avenue residences, ppl are offering cheques $200k above bank valuation with multiplier buyers, though unit only listed for a week...

this april to july period everyone seems to be rushing in..u see record after record

it depends on individual projects, 3 i seen terrene 1.7k psf, Floridan 2k psf and Sixth avenue residences 1.9-2k psf, the listing usually sell out in 2 weeks upon listing, i been tracking them for 6 months and its always record after record psf. there is genuine demand for upgraders for larger units and buyers issue cheques meeting seller asking price w/o much nego esp for SAR

even to view these 3, agent will do alot screening because the enquiries for viewing just way too high

yah true. its cruel to play with people emotions just because you have a good buffer because you bought the land cheaper.

Strongly feel that there should be price locked and transparency for first week of launch. If someone buy big ticket items, such as property, then it should be well informed decision.
Back in 2018, I went for the Park Place Residence Phase 2 launch, 2 bedders were gg for $22xxpsf.

The agent kept pushing me and my partner saying that it’s good to just get a unit here, phase 1 launch sold out in a day, and integrated developments sure make money.

Back then I was an amateur, and walked away only cos the unit size was too small for my liking. On hindsight, probably lucky, the resale transactions haven’t firmly cross $2200psf levels.

i wouldn’t buy once the sales agent deploy the tactic of telling me price increasing soon, be it true or not. I will just walk away. Cos I don’t want to be sucked into it emotionally.

I rather wait and see if the price indeed increase, if it’s still within my comfort level and make a rational decision based on the situation then.

SKG no need to queue also can walk in and get a unit at 16xxpsf.
but buyers really funny, they like to immerse themselves in intense competitive environment and buy at irrational price. :o

I feel that the buyer is soured by the price increase, but then again would one rather Pasir Ris8 launch at an in-band price of $16-18xxpsf with no price increase thruout the day or have it launch at $14xxpsf with multiple rounds of increase.

Those who benefited by getting a cheap unit would have hoped that the pricing strategy was as per yesterday while those who missed out getting a choice unit would hope for an in-band launch price thruout the day. No right no wrong but developer has full prerogative on the pricing strategy, it is about what worked for them.

~ 1600, yes today drama has made it fair deal. now SKG will be selling like a hot cake .. Developers are helping each other.. same story repeating again.

I feel that those who really got themselves a good deal are those who entered at $14xxpsf.

Those who got at $16xxpsf perhaps got a “fair” deal. If u read the article the buyer who walked away also felt that those who entered at $14xxpsf got a good deal.

In this era, all information is readily available, but it takes time before it is available to public. So developer's (as well as agents') strategy is to convince, confuse, conceal, within the day no information is leaked out so quickly seal the deal. Even if the buyer wanna back out, the agents will gang up and further strategise on how to re-psycho the buyer.

Agents always know a good deal and a good price. Agents confirm won’t pay $2000psf for it haha :)

This is crazy.

You can get The Landmark at $2.2+k psf in RCR and One Bernam at $2.3+k psf in CCR, at similar quantum and prob higher floors.

Furthermore landmark’s 2 bedder tho smaller it comes With 2 toilets!
Priced starts from $1.292m ($1905psf).

PR8 is 2b1b, wonder what’s the buyer profile like.
Family own stay kind or maybe young couple. Hmm

What to do, many pasirrisians never buy condo before. Think its like HDB you ballot and buy, after 5 year MOP can sell for profit. Bobian pay tuition fee lor
