he mentioned in the telegram group that he will buy a unit there at PR8. He probably got a very good price I believe. Huat liao.
agents have access to vvip, like alot of the good units in the reef were bought by agents before its released to public, but no commission for own purchase.

I also dont think he will buy a 1 bedder, i watched some of his videos and he strongly advocate against a 1 bedder, i guess he will buy 2B2B, he know his stuff ...not heavy data guy but lots of experience on the the ground.

Furthermore landmark’s 2 bedder tho smaller it comes With 2 toilets!
Priced starts from $1.292m ($1905psf).

PR8 is 2b1b, wonder what’s the buyer profile like.
Family own stay kind or maybe young couple. Hmm
Think landmark starts from 1.4mil? I think the leftover units all 1.5mil onwards

u must be a first time condo buyer. so excited and enthu about buying that unit. haha

is a long wait to TOP, setting up the group don't serve much purpose now other than sharing loan deals

i know i like to go there for my food, all my fav food are in hong lim.

Like u said it chinatown is not cheap because its near to river valley and robertson quay, thats why if i am a buyer and everything being equal i will go for river valley or robertson quay, because its more prestigious mah. anyway thats my guess only i also cant understand why this landmark not selling..some transacted below 2k PSF recently too.

update:

the rental yield as projected by edgeprop is JUST 1%., am guessing there are no condo in vicinity to reference the txn or rental yield is as what they projected - shockingly low, recent txn 30th june >500 sf $1961 PSF only, currently only 33% sold. i am thinking if i am an expat or angmoh, will i really want to rent a condo in chinatown when i can get a unit in robertson quay or martin road? the landscape and culture in chinatown are quite differnt from vibes in robertson quay, i cant imagine angmoh or Jap or UK expat renting in that area, asian tenants more likley
the rental demand for landmark might not be good. just opposite are those 1 room rental flats. I rather rent RV, better vibe

aiya dont like that people excited mah, somemore got a good price.

we have to thank all the PR8 buyers because they help to raise sentiment of all GLS and existing plus upcoming new launches...i think if FEO win the jalan anak bukit Mixed development site, they may launch at smtg off the roof

Don’t know what’s with all the incredulity expressed towards the price paid for PR8, and the frequent reference to developments around the area….. buying property is not a simple “follow step 1, 2, 3 and buy” kinda purchase, everybody will have different consideration that may differ from yours, and it’s not up to you to judge if it’s a good or bad decision right?

1) as with all investment, there is certain risk, and there’s no 100% success. People are willing to take a bet, why not? If want to compare, look at Centris at jurong on the other end of singapore, not as well connected in terms of public transport, probably just got a mall downstairs, but increased from 600psf to now 1200psf, would anyone had predicted this? Probably back then everyone saying the same thing as what a lot of people are saying here 🤣

2) different people look at different aspects when they buy a property, they may value integrated development, mrt downstairs, malls downstairs, being nearer to parents, near the beach, etc that they are willing to place a premium on as opposed to buying supposedly “deemed to be of more value” properties by some people here. Same goes for resale properties that are supposedly cheaper, but maybe their leasehold shorter by 10 years, they are not NEW , so PR8 is what some people would like to place a premium on.. so who are we to judge?

so just take a chill pill guys.

85% sold means can close the tent liao. Dunnoe why spend few K for a tent that only been used for 2 weeks and inside less than 5% of occupied space?

ppty? from a own stay point of view,
is good to do some research
pricing varies across di board, EC to PC, FH to LH, CCR to OCR

mix use, retail cum resi, most ppl preferred if u observe mixdev launch
ppl work in cbd might preferred not to stay in ccr
but close to mall is ideal to most ppl

for own stay, ppl look into layout, finishing in details
pricing come last once bank ipa approved

"if i wan to buy means i will get it", that's common mentality

I sincerely thank the Ah hai for buying PR8 at 2.1kpsf so that most of the bros here can offload their extra properties and retire early. Special thanks goes to buyers from 5pm to 9pm on last Saturday :o
Without your unwavering belief and faith in property, record high price in new launch and GLS will not be made possible. 👏👏

Centris is connected to Jurong Point which reportedly commanded the same retail rental as Orchard pre-pandemic (front page of Business Times today), and is probably one of the biggest neighbourhood malls in SG. I’m not sure it is right to say it is not as well connected in terms of public transport. Both are just on different ends of the same train line.

I dunno why centris was brought up when it was 2006/2007 condo. Back then, anyhow buy also can make money. :o
In that era, there’s no CMs, no TDSR, no absd, basically no holds barred. :o
in current days, can anyhow buy still make money? :o
