1 (484 sqft) from $1600 psf onwards
1+1 (549 sqft) from $1600 psf onwards
2 (635 sqdr) from $1550psf onwards
I actually like the D14 location of Geylang and i already bought a freehold shoe box new launch of Rezi 24 with nice sky terraces and boutique feel a while back, hope i wont regret after Penrose is launched.

on another viewpoint, from pricing point view, mine was $1500 psf for a freehold of 110units, compared to leasehold of penrose from $1600 psf onwards

Yea thanks. I bought for my own stay 1 plus study and intend to converting to a second bedroom loft style

Im just looking at a property near city centre, walking dist to MRT, in this case Aljunied and Mountbatten a mere 7min walk away. the units layout are good too and i really like the product in general, the sky terraces and the pool. 😂

Im just hoping Penrose is overpriced so i can feel mine is a better buy LoL

Both Livia n Coco Palms tenure starts from 2008.

SUO owners bought at 13xx-14xxpsf. It’s current resale transaction is about 15xxpsf.
If penrose bought at 1600psf , what’s the chance it becoming 1800psf if SUO resale is 1600 psf? Not forgetting PE is launch at 16xxpsf and at better location. What’s the motivation to buy penrose at 1600psf onwards?

Comparing Penrose vis a vis SUO, Penrose would benefit from newer lease and lower density in Penrose. Perhaps, can’t compare to PE given that PE is slightly more expensive at close to 1700psf.

SUO is not that old. Only 3 years diff?
As a resale buyer, would u pay 1800psf for penrose or 1600psf for SUO?
SUO existing owner can exit at 1600psf, penrose buyers can only exit at 1800psf.
I felts it’s not a good buy.
Of coz if compared to Florence, affinity, gardens, penrose pricing still ok.
But it’s just next to SUO that y it worries me.

It is inevitable buyers will compare SUO if they buy penrose.
While SUO’s current rental looks decent, but when penrose is up, both will go on head to head.
SUO existing owners can reduce rental as they enter at 13xxpsf to 14xxpsf. But penrose buyers can’t.
SUO existing owners can exit at 1600psf but penrose buyers must exit at 1800psf.

That’s my way of comparing and analyzing.
That’s y I keep saying I will only consider penrose if it’s starting is 14xxpsf.
Bro, not forgetting we are now in trying times, no discount no talk. Lol

Yishun. 15xxpsf is only at north park residence an huge integrated development.
SKG 17xxpsf is waiting to lose money. Every month we are seeing less that 5-7 transactions taking place.
Let’s sit back and see whether SKG existing buyers can exit at 1900psf or not during TOP. :D
I think obviously u lack the foresight to identify which property worth buying and which is not. Don’t just buy blindly, must analyse carefully first.
Are u aware we are now in trying times? No discount no talk.

Guocoland and cdl are rather on par in terms of reputation/quality/furnishing. SUO has the edge over penrose being slightly nearer to mrt. Penrose cant play the product game, and u hit the nail.

No such thing as sure win.

This just means few are interested in that area. Or it could be the westies are thinking that Aljunied is more valuable than Eunos and thus pushed SUO's resale price up.

As I said before, there's a reason why 2 streets away, geylang freeholds are selling for cheap, although its a short drive to the city...

How's nearby Antares doing?

Yes, at 1600psf+ onwards, it will only appeal to buyers when comparing to other existing OCR projects like Florence, gardens, affinity, SKG. After all penrose is city fringe.
So if CDL penrose stick close to 16xxpsf on average, it will still sell, just that I felt the upside is limited by SUO and PE in Long run.

If 17xxpsf on average, my advise is better move on and look elsewhere.

34 out of 265 sold. Translating to 12.8% sold at $17xx psf.

If penrose average psf is same as Antares, (assuming both at average 17xxpsf) wouldn’t penrose be a mirror image of antares’s sales?
Not forgetting Antares has mrt at doorstep.
