If price at 1.6k should i buy?

1.6kpsf I won’t buy. Rather buy PE during initial launch.

Both are expected to launch abt the same psf

Clavon for own stay. Penrose for rental.

Good. Finally a liveable new launch again. 936sqft is bare minimum for 3 bedder i feel.

I see... so this is the strategy the developer is using to maintain margins... if other developers follow suite, then the supply of 2BR and smaller will reduced... ( could present good investment opportunities for owners of smaller units)

Imagine those hit with the 100sqm ruling! the smaller units owner huat ah as supply for smaller size units reduced..

@ohw123 i believe Clavon is affected, since GLS was launch in March 2019. slightly bigger sizes but for 1/2 bedder still normal ba haha(kopar 1bedder 517 sqft)

@isometric yup first time seeing so many units of 3 bedders in a development

Because of the bigger unit sizes, 474sqft x 1600psf is already $758,400...

Not to mention if it’s 517sqft... it would be $827,200 assuming 1600psf

They sell at 1450psf still can earn mah, their breakeven is only 12xxpsf.
