38 jervois already got 400k discount pointed out by a bro, penrose cannot be dont have discount right? :D
They sell at 1450psf still earn what, their breakeven is only 12xxpsf.

I’m guessing the 1450psf applies for the 3 bedders

Correct! Even Urban Treasure got discount.
First launch $19xx, now $17xx.

Case of Midwood & Mont botanik which I highlight FH at Similar price with LH.

Imagine if 474 x $1700 which one bro highlighted Penrose to start from $17xx.
That translates to $805 800.
There u have it a LH more exp than FH in the same district.
Because of the bigger unit sizes, 474sqft x 1600psf is already $758,400...

Not to mention if it’s 517sqft... it would be $827,200 assuming 1600psf

I’m guessing for 1 bedder it would be x1600psf or x1550psf

Saw many online marketing sites that showed Penrose to launch at 6xxk; given that the smallest unit size would be 474sqf doesn’t that translate to ~1450psf, assuming the higher range of 690k. Not sure if it’s a marketing gimmick or indeed true. Gut sense says that the agent is trying to attract interest by doing so.

Thus far, I have only seen one that states to launch at 7xxk which seems to be more realistic.

Official pricing not out but speculative pricing from many is from 15xxpsf

Gut sense is starting from 750k since SUO one bedder is going for about ~730k for majority of transactions. Can’t compare to Urban Treasure FH bro, as I feel Penrose is in a superior location if compared to UT.

Feel that increasingly many agents like to spread false positive that launch price could be this low to gain traction for themselves and thereafter when the prices are much higher they convince buyers that it’s the norm. Pretty unethical.

If clavon can start at 6xxk like Parc clematis, why not penrose?
Do note that Clavon has a slightly higher land price than penrose.
Of coz the final decision still lies on developer.

One bedders only. (Not studio)

Parc Esta:
452sqft, starting price > $752k

Antares:
452sqft, starting price > $789k

Urban Treasure:
452sqft, starting price during launch > $840k
Current promo price > $803 200.

I am not sure what are the sizes of Clavon units as yet but the Penrose ones are huge at 474sqft thus my sense is given a larger unit size it would not be 6xxk. My thought is Clavon won’t start at 6xxk too, given that Florence Res now starts at 701k.

For Parc Clem,
452sqft 1 bedder starts from $696k.

May saw 23 units sold for Parc clem.
Land price $850ppr psf launch from $696k.

Clavon > $788ppr psf.
Penrose > $732ppr psf
If clavon can start at 6xxk like Parc clematis, why not penrose?

Florence launch price for 484qft , $665k.
474sqft starts from $702k.
I am not sure what are the sizes of Clavon units as yet but the Penrose ones are huge at 474sqft thus my sense is given a larger unit size it would not be 6xxk. My thought is Clavon won’t start at 6xxk too, given that Florence Res now starts at 701k.

i saw the 6xxk on a lot of adverts around 2-3weeks ago. but last few days, the 6xxk figure has been removed. same with the 'starting psf 14xxk' quote too. all disappeared.

probably some news that it wont start so cheap

The area there average think around $750k leh before crisis. $6xxk seem to be good buy.

if the market can accept 700+k no reason it would price down i feel. a lot of hype over Penrose too...

I agree. With so little 1 bedders and so many 3 bedders in the development, wouldn’t it be smarter for the developer to price the 3 bedders at a lower psf to move units and a higher psf for the 1 bedders to leverage on profits?
