Just few hundred metres away/ 2 bus stops away from Eunos MRT, FH Urban treasure current promo from $17xx. Project B help project A move.
If penrose launch at 1700psf, why not? :D
PE now the left over smallest units (4xxsqft) are not as appetising anymore, small units easily 19xx psf.
Buyers can look elsewhere le.

Just curious, out of these 4, how u rank them in terms of value buy vs location? Assuming penrose at 1600psf.
I feel UT location ranked last. Is it true UT 6mins walk to Ubi and kaki bukit mrt as what it’s advertise?
Drive pass only once, never try walk there before, so not sure.

Aiya never believe these marketing ads until u walk the actual ground. I’m a public transport kinda guy. Before I kaypo the showflat, I make effort to go down to actual site to see it for myself and of coz I take public transport.

It’s definitely more than 6mins walk from either one of the station.
Just curious, out of these 4, how u rank them in terms of value buy vs location? Assuming penrose at 1600psf.
I feel UT location ranked last. Is it true UT 6mins walk to Ubi and kaki bukit mrt as what it’s advertise?
Drive pass only once, never try walk there before, so not sure.

relating to this point also is that proximity is not the same as accessibility.

just because its near to the MRT doesnt mean its accessible. accessible means easy to walk, type of terrain, type of areas you have to past through etc.


Kopar was widely claimed as being super near to MRT, but to get to Newton MRT you have to walk under flyovers, go up overhead bridges, cross through hawker etc... proximity =/= accessibility

On another note, Antares is next to Mattar station despite that less than 15% sold till date. Hence next to MRT doesn’t mean sure Huat!

Ya cos WR is priced very expensive.

Was expecting WR to move when SKR priced at 17xxpsf.
Honestly, WR is 17xxpsf-18xxpsf in recent transactions which is quite close to SKR.
But somehow, dunno why sales for WR still quite poor.
On the other hand, park colonial transacting at 19xxpsf to 2kpsf recently still got pple buy.
Hehe, don’t understand the logic.
Of coz one can argue PC has a better layout than WR. :D

This is one of the bizarre case study I couldn’t explain :D

As mentioned, there are a lot of pricing discrepancies in the past 2 years due to irregular developer land bids.

One reason could be people see long queue, they buy. No queue (WR), don't buy. Developer should create a string of fake sales to get people interested.

Sometimes its also an advantage to have a large pool of newbie HDB upgraders nearby. CUrrently, there are none near woodleigh. Woodleigh surroundings are mainly private homes owners (incl landed) who well understand private condo prices.

Anyway, my opinion is all 3 are overpriced. Nearby Braddell/Bartley road got many new much cheaper FH condos.

Bartley so ulu. No thanks also. Freehold also no ppl wan. buy there and rot meh, ok bo.
Woodleigh and bidadari development is a better place to stay than braddell/Bartley

For rental, Bartley area is OK. Circle line mrt station, in between serangoon and Paya Lebar, with workplaces in tai seng and Paya Lebar. All landed area (except bidadari side), unblocked view in long term.

Braddell is ok like Trevista, close proximity to TPY too.

Bartley no way, there’s like nothing there..

Bartley area all condo and landed lacking amenities like food centre, malls within close proximity. Rental perhaps ok, Botanique at Bartley current prices around 15xxpsf which I think is too ex, Penrose would be the better one considering both.
