Dunno, never see. But many predict it is going to be similar to SUO. For SUO, the block that is above the mscp comes with high ceiling. And have pool view too.

How you all know they gonna build mcsp and a pool on top of it???

Where’s the site plan

For Penrose it’s slightly different, cos it’s beside PIE, that’s the MSCP acts as a buffer between the blocks and the road noise I guess. See those condos near MRT, they hve MSCP beside the real way track too.

I really really don't think MSCP makes much of a difference to be frank... Unless you face the MSCP lo, but you will get different kind of noise.

I remember last time The Infinti next to AYE also got people say the swimming pool and trees will absorb the sound 😄

For people seriously considering for own stay, highly recommend u check out similar resale condos before making your decision. My parents used to stay next to AYE, if u cannot take noise u sure regret one, because unlike mrt, the sound is really 24/7.

Only 500 units exclusive. Boasted with paya lebar, bidadari, kallang development. Capital appreciation chance higher. Surely sold out project this one.
Even 2200 units treasures and 1400 units Florence still moving sales.
With parc esta 90% sold. This will be the next RCR worth looking.
Location location location.

Jus curious, would u guys prefer this side of Aljunied that Penrose is at or the other side where the red light district is?

Reckon the location is not as ideal as Parc Esta or Park Place Residences but I thought its still pretty ideal where you are walking distance to Aljunied Mrt

It’s rather subjective I Guess.
When talking about district 14, one needs to be very careful coz there are sites which are more desirable than others.

D14 I will avoid Geylang, UT site, SUO site and Antares site but I’m fine with Dakota, PE and PPR site. D14 is kinda tricky because there are some that’s near industrial area, expressway and could be quite ulu. You really need to drive around to have a better sensing :D

walk how long? looks like 6-8mins to me

Covid may be a blessing in disguise for Penrose. Conduct virtual showflat tours so buyers don't need to view actual site. Newbies looking at the map will think it is at a great location. Penrose should really launch asap while the market is still stable.

How about if you're driving? Does the argument that SUO/Penrose site being closer to city hold water? Just curious bro

Agreed, the most desirable should be PPR area, Dakota then PE. I personally feel the Penrose area is not bad either behind PE but would avoid the Urban Treasures area.

Since Penrose's GLS was acquired post CM in July 2018, the non-remittable 5% ABSD will most likely be passed on to the buyers right in the form of the launch price? Any idea how the higher ABSD 25% (vs previous 15%) might affect the real land cost?

I'm not sure about the 25% part given that it is remittable if the project sells out in 5 years - likely a non-issue given the interest generated.

Developers don't have to pay the 25% ABSD upfront. They are only required to pay 25% ABSD if they cannot sell out all the units in 5 years.

Towards the end of 5 years, developers will usually sell remaining units to some angel investors to rent out.

Btw 1br t study is it worth it? I dont see the purpose of study rm when comes to rental n resale eventually

Hope i can snag a gd unit below 1millon

The pricing is not out yet. Developers are CDL and Hong Leong holdings.
