Confirm Geylang hottest. If beside Penrose, may not be so ‘hot’ as many will not want to live beside expressway & industrial estate at the same time !
Anyone knows if HDB will provide acoustic treatment for expressway facing units ?
Dakota has always been very very HOT.
From my understanding, the NEA’s Noise Impact Assessment (with effect on 1 Jul 2016) applies to all residential developments based on 2 criteria:
1) If a New Residential plot is to be 70m from an existing noise source/hotspot (Expressway, Major Arterial, MRT tracks)
2) If an existing Residential plot is to be 70m from a new noise source/hotspot (Expressway, Major Arterial, MRT tracks)
For 1) The developer of the new residential plot must ensure that all units in the plot must maintain 57dB indoors (windows and doors all open) and 67dB on facade through various acoustic measures implemented in the project/units.
For 2) The developer of the new noise source must implement acoustic measures at the noise source to ensure all residential units maintain the same mentioned noise limits.
You can see this in play through Park Colonial’s Road Facing units where the developer provided free ziptrak at the balcony
