Hehe don’t get me wrong, I have nothing against NP. I frequent KR park on some weekends for my exercise regime. The surrounding was quaint and tranquil.
I just don’t find the price justifiable for its inaccessibility to amenities and the huge number of units in the dev. I stayed in a 900 plus project before and I know what is it like to live in a huge size project, let alone this project is two times of where I used to stay :o

###

Same here. I have nothing against NP.

Just that 18xx psf, I shall say thank you and bye bye

oh i meant Penrose
Odd, two 3/4bedder resale units sold at Sims Urban Oasis (SUO) this year at 15xxpsf too, perhaps buyers looking at that area turned to Antares? Contrary to belief, SUO is still doing well after Penrose launch.

3/4 bedder at Antares are selling and moving ard 17-18xxpsf. Of late, Antares is pretty well received.

Because during COVID time, delay in construction is a pain. Especially those in need of a place to stay urgently. Not surprising :o
And 3/4 bedder means usually pple buy for hone stay.

Maybe the more advanced stages of development is why buyers chose NP?

To be honest, any property can make money if anyone prepares to hold long enough to their heart content. Inflation will do its job so theres really nothing to be proud of if any projects happens to appreciate in price after a decade or two. What we lost is the opportunity cost to keep ourselves vested in other more lucrative source while holding on to an asset that takes longer than others to see price appreciation. To me, lost in opportunity cost is also another form of lost. We can’t buy back time :o

###

Not really if you consider Sentosa and Reflections, one of the favourites for discussion..

I run everyday.. so yes.. I visit the park more often than going to malls / Mrts.. hmm.. basic amenities still important though.. being near to kopitiams, bread shops, clinics etc. Imagine you want to buy bread, fresh milk and no where near you sells this kind.. or just want a packet of chicken rice or wantan mee..

###

can consider NP at 18xx psf if it suits your lifestyle. Units are still available.

For me, it is just me, I visit Mall, use MRTs and require amenities like hawkers and banks etc more than I visit the park.

I found 1 that suits both. NP fulfils one but not the other. 😁. I don’t really need mrt or mall. Only those that I mentioned.

Hehe, yours is a FH. Quite close psf to NP. Hehe, congrats :o

😅 entry price is high too, but not the highest still since I bought in on launch day. Like you said, it’s a matter of opportunity cost too.. though it’s a self stay and near to my 2nd kid primary school.. so I need to stay at least 10 years there.. so I’ve sometime to see how the whole area pans out.. if really pok and lauhong.. then bobian, that’s life..

Though I’m not a fan of your district, bottom line is, u buy with confidence and knows what u r buying for.
Isn’t this much happier compared to those who buy until so insecure and need to constantly defend their turf. Jin Ko Lian like that. :o

Congrats..
Though not the area I concentrate on. But 10 years a Long time... almost 3 cycles Liao for those buy-sell investors...

Own stay considerations very different.

Penrose New launch 1600-1700 is still the best. 5 min to aljunied mrt RCR.
Compared to Antares 1800, normanton park 1800, pasir ris 1600, Florence 1700.
Is Penrose proximity to Geylang a concern for u ? I wanted to buy Penrose, but many friends cautioned me against buying for this reason

Proximity to the Geylang lorongs has already depressed the prices of many properties between Kallang to Paya Lebar MRT stations. Penrose is on the better side of Aljunied MRT though, so still not too bad.

Saw that Penrose increased prices today and Antares hearsay to increase on Saturday.

Jus wondering these two D14 projects or Pasir Ris 8 is better for own stay. Prices of all three are likely to be about the same aft price increment.
