At least something to look forward to and hope for.

I was looking at NP thread, do you even hope for a small mall or mrt station within 1 km of NP?

##
Many buyers feel that NP is near enough to one-north district so I don’t think in need of a mall already. :)

MRT wise I read that they have free shuttle bus to Kent Ridge MRT so good enough already, some development w MRT more than 1km away, don’t have free shuttle either.

Y need to pay the price for a location that needs to take shuttle bus to mrt/amenities where one can easily get these at door steps at similar price? :o
Food for thought :o

Congrats.
Heard there may be a mall coming up right next to Aljunied mrt ( plot is marked blue in colour)

One consultant, Stuart, even estimated TM site will be launched at 19xx psf and AMK ulu site at 22xx to 23xx psf !!!

Always see people use AMK site as benchmark be it for any launch. Like that how they gonna market AMK site? Use which site as benchmark? 🤨

Cant possibly “Congrats for entering the highest OCR development, very good buy”

the AmK site greatest advantage right now is anyone can use it as a therapeutic excuse to mark up the prices for any new launches.
Those who recently bought overpriced new launch will also feel better :o

Not sure u refering to this land, IMO AMK not really ulu, maybe in the past but the land seated a quiet , nature lover and partial private enclaves estate that near Bishan - AMK park , lower pierce reservoir, upcoming mayflower Thomson East Coast line and importantly Famous Pri CHIJ St Nicholas Girl’s within 1km . I rem there is an iconic stand alone round shape HDB there which I like it a lot .
Only Downside is lacks of amenities but with the new benchmark of GLS land cost it actually help lifted up the neighborhood new project jadescape for future appreciation.

The same analogy: do you visit the park more often or the mrt/malls/amenities...

Yes, Everyday need to visit the park to discover new flora species or primate species...like someone say, pay so much to live next to a park, need to visit 3 times a day to get your full value worth.

Many has say this NP is a "Cui" project …

As I try not to condemn other projects like some haters here🤣
IMO , NP is quite exclusive located in a quiet, nature with lotsa greens and still greens plot of land.
Beautiful view from south facing, one side is science park and the other is Beautiful B/W heritage bungalows enclaves estate while north facing will be AYE and one north direction .

If you drive should not be an issue. But if u don't the transports can be an issue and the place has zero amenities other than go Kent ridge park see "monkeys" 😂
This project and developer on news headline for wrong reason and was slapped with a no-sale licence previously .. however the bad reputation could be blessing in disguise for NP residents cause they die die have to make this NP Swee Swee to proof it under the pressure of URA and BCA eyeing on them every days 🤣
I find it quite nice personally cause plenty of lush greens around the area .

Sometimes buying property is not just looking at own personal preference only. “Oh I want to be in serene, near nature and don’t mind far from amenities or tpt.” Your next buyer could be a family that consists of children or old folks who may rely heavily on amenities and public transport convenience for their daily commute.
U need to consider the common needs of your next targetted audience and the pool of audience must be wide enough to be interested in your property. Property is a huge lifetime commitment and I do not think anyone here will want to see their property having a real hard time selling to the next buyer at the expenses of selling at a huge lose. :o

Value Proposition is what I consider.

FH Landed is very different from 99 ylh with 1862 units, with no mrt/amenities.

Again, if you like, please go ahead to buy at 18xx psf.

My valuation for this will not be more than 15xx psf, but that is just me.

The nearest comparison, iconic as well, is Interlace, you may like to check out its pricing and trend.

To be honest, any property can make money if anyone prepares to hold long enough to their heart content. Inflation will do its job so theres really nothing to be proud of if any projects happens to appreciate in price after a decade or two. What we lost is the opportunity cost to keep ourselves vested in other more lucrative source while holding on to an asset that takes longer than others to see price appreciation. To me, lost in opportunity cost is also another form of lost. We can’t buy back time :o

Seeing many stand firm and offering their positive views on NP, wanting to be away from public transport, crowds and be near nature. To be fair, at least NP, is relatively near to one-north district and KRPark.

There are some other projects that are even further away from common amenities, more “exclusive” that is not in the new launch market, hence drawing lesser discussion.

Amenities like MRT and malls is a given need for me, but may not be the case for others. Property investment is indeed an art, not a science, no right or wrong. :)

Hehe don’t get me wrong, I have nothing against NP. I frequent KR park on some weekends for my exercise regime. The surrounding was quaint and tranquil.
I just don’t find the price justifiable for its inaccessibility to amenities and the huge number of units in the dev. I stayed in a 900 plus project before and I know what is it like to live in a huge size project, let alone this project is two times of where I used to stay :o

I run everyday.. so yes.. I visit the park more often than going to malls / Mrts.. hmm.. basic amenities still important though.. being near to kopitiams, bread shops, clinics etc. Imagine you want to buy bread, fresh milk and no where near you sells this kind.. or just want a packet of chicken rice or wantan mee..

Think everyone’s concern is different, to me it’s proximity to MRT/malls within 1KM, but to other buyers could be serenity, rentability and distance to greeneries.
