So far anyone knows the pricing? btw, on the day of new launch, how to ensure i no need queue up long long waiting to see show flat? got those vip queue to let me enter when there is no crowd to see the house?

Think this question was brought up many times by different ppl across different threads. Assuming both are launched same psf and similar quantum- Penrose.

- Better location (in terms of walking distance to Mrt and proximity to town and RCR)
- Lower competition in terms of condos nearby (Penrose only has SUO, Clavon and Clement Canopy, Parc Clematis, Trilinq, in the vicinity)
- More transformation sites within less than 3 MRT stops (Penrose has Kallang Bugis, PLB, Bugis transformation, Clavon has One North and maybe JE transformation)

Clavon is OCR but those units facing south has unblock sea view or million dollar view, just like seahill. But again, seahill has many units selling at a loss are those units with no view.

Currently showflat closed.

When it reopens in phase 2 or 3, likely only viewing by appointments.

If it is limited to 10 visitors, then only 2 to 3 groups (give and take) can view per hour. Each viewing session will likely be 1 hour only.

Seems like SUO 4&5 bedder stack 25 & 26 will get the overall view of Penrose pool and facilities. Plus will be the closest to Penrose’s substation & bin centre

Actually at 1389-1399sqft, Penrose 4 bedder not too bad in size.

SUO has 4 bedder with utility that is 990sqft in size. Stack 18 & 19 to be exact. Priced from $1.348m. With current listing at $1.68m.

The sales numbers seems to be very positive around this area.
This Penrose should be the most anticipated for this year.

Substation and Bin Centre are at Basement, thus I don’t think it will affect stack 25/26.
No one mentioned about the special feature at MSCP yet, or is it not really special haha.

100% for SUO, TRE & PPR Coz it’s older launch.
Caveat up till 7 June 2020.
PE > 1225 out of 1399 sold. 87%
The M > 376 out of 522 sold. 72%

Surprised you didn’t mention other projects around the vicinity like but mention The M which is not in the same district:

> Olloi
> Antares

PE is ~88% sold -1225/1399 units sold
The M is ~ 72% sold -376/522 units sold

Did a check on both the above, and oddly the M had no caveat lodged since second half of April!

I would use same district to compare, tho D14 is divided between RCR and OCR.

D14 full pledged condo launch:
> Antares
> PE
> Urban treasure

Direct competition> SUO
