Actually at 1389-1399sqft, Penrose 4 bedder not too bad in size.

SUO has 4 bedder with utility that is 990sqft in size. Stack 18 & 19 to be exact. Priced from $1.348m. With current listing at $1.68m.

Impressive. 4 bedders squeezed into 990sqft. Definitely not for large families.

Fair enough.
I would use same district to compare, tho D14 is divided between RCR and OCR.

D14 full pledged condo launch:
> Antares
> PE
> Urban treasure

Direct competition> SUO

Hehe bro, one thing to point out is Urban Treasures FH and not walking distance to MRT. So I would essentially keep it to PE, Antares and maybe PPR.

Got utility somemore! Anyways it’s 4 bedder 2 bath.

Yes, utility is great to have, many families will need a storeroom.

I will think of this as a 3 bedder. The last bedroom definitely have to convert into study room. Bedrooms too tiny to fit a study table comfortably. Hall too tiny for a family of more than 5.

2 baths is adequate.

D14 is a very interesting district.

It has one side as RCR and the other side OCR.

While I acknowledge there’s growth potential in D14, but I will still avoid
1) Urban Treasure
2) Antares
3) Geylang

Honestly penrose/SUO is just above the borderline of my expectation. I give this site many chance and drive to the actual site hoping I will get to appreciate the location and surrounding. Honestly, till now, still failed :D

Hehe, maybe too many industrial surrounding it and the expressway is a turn off.

D14 I will pick PPR followed by PE then Penrose & SUO together.

The others, I’ve never explore and can’t imagine Myself staying there. :)

My take is exactly the same as yours, eberytime I walk past PPR would be admiring its facade and locale. Sigh, Wasn’t active enough when PPR was launched in phase 1. Such a steal.

Hehe tbh, my heart goes to Dakota first than PPR.
But that’s coming from self stay point of view.

I also compared clavon and penrose indicative price.
For 1/2 bedder, clavon seems something that one may consider.
For 3 bedder, penrose seems to price quite competitively.

I like Dakota but Dakota is a single orange line MRT and that area has no malls. PLB has malls/ grade A offices and is a dual Green/Orange MRT line which makes commuting really convenient.

Heard penrose 1 bedder starts from 78xk while clavon 69xk.
Don’t quote me, just hearsay only :D

i also saw that list of penrose.. 3BR from 1.3+ and 3BR premium from 1.5+ right...

then yest i saw a note on Penrose likely to be priced at 1750psf average (!!).

There’s another list that I saw which prices are largely similar to the list I believe u saw, except that the 3BR starts at 1.4xmil and the 3BR premium 1.6x mil. Acc to the list I believe u saw, I feel prices would largely be in line, except for the four bedroom at 2.1xmil. Haha, but all these are indicative prices as yet.

if you're right. the prices are actually almost identical to PE.
