If penrose is same psf as suo resale, then no point buying Liao right? The location itself also not say super?

U don’t expect Penrose to be cheaper than SUO resale right? Earlier pointed case study of Coco Palms vs Livia below u can take a look similar circumstances.

If penrose price same as SUO initial launch ie 13xx-14xxpsf, penrose may sold out within weeks :D. SUO owners looking to sell their units can go eat wind already.

If penrose price slightly above SUO initial launch, say 14xxpsf to 1600psf, then penrose will still move. SUO future resale profit will be affected for sure. Penrose Launch price will set a ceiling for SUO resale price.

If penrose price sells above 1750psf, look elsewhere better. SUO Owner will be damn happy.

The location is not Super but still walkable to mrt, RCR. Still will have it’s own fan club.

I noticed that too.
That explains why PE is nearing 90% sold. :D

to be honest, PE's price increases have been very tame. cant even compare to PPR whose dollar averaging up was much more obvious.

definitely helps to clear inventory.

Alternatively, u may see it this way, PPR was underpriced in phase 1. One bedder only starts at 78xk. (This is the same starting indicative price of penrose 1 bedder....lol) Thus, all units sold within one day and lendlease has to close and wait 1 year later for phase 2 launch. :D

My property agent was telling me that she received info from the developer that the launch price will be at $1750psf!!! That's crazy! :s22:

We should get to know the expected pricing soon as I think this project is slated for launch very soon, thus all the hype about it.

Using 1 & 2 bedders past 6 months rental caveats.

Park Place:
1 bed > 2600-2900
2 bed > 3200-4000
2 bedder dual key > 1700 & 2500

Tre Residences:
1 bed > 2100-2350
2 bed > 2300-3100

Sims Urban Oasis:
1 bed > 1800-2600
2 bed > 2000-3400

PPR got one weird rental transaction for 2 bedder
$1700 and $2500. I suspect it’s a dual key unit =$4200. (Based on property guru rental listing)
$3200-$3300 for PPR could be those 2 bedder 1 toilet.
$3500-$4000 for PPR could be those 2 bedder 2 toilets.

SUO 2 bedder 2000-3400 disparity quite big though.

The disparity in SUO 2 bedder transaction also caught my eye, even 2bd1 bath I thought $2000 was on the v low end of the spectrum was expecting maybe $2600 even for 2bd1bath? I stand corrected though.

if a person rents out a 2bedder to 2 different persons and the rental contracts are lodged at different times, does it appear as 2 caveats? sorry if its a stupid question..

i noticed a few of the 3BR at SUO renting at 2k + ?! below that of the 2bedroom...

could it be single rooms rented out?

Yap agree. 2+1 toilet even at $2k was Low, considering this is usually the rental range for 1 bedder.
But I believe SUO has no dual key for 2 bedder right?
