I see.
Just recalled, PE same developer as Margaret ville. Wah sey, MCL 2018 launches seems to do well.

>Margaret ville 100% sold
>Parc Esta 87% sold.

MCL can concentrate on Leedon Green lo. So far 7% sold.
My guess:

My guess is 15xxpsf for the low floor three and four bedder and 16xxpsf up for smaller units, up to 18xxpsf for higher floor unit. PE smaller units on high floor transacted 19xxpsf.

Actually if prices are higher than SUO, would it not make more sense to just get a resale SUO instead?

Edit: Speaking in terms of 1bedder. For SUO, there's smaller units at 409sqft which lowers the quantum needed.

When SUO was launch back in 2015,Price for the 1bedder(409sqft)starts from $569 376

This year, the 409sqft transacted $630k & 647k. With asking price from $675k on Property Guru.
Rental trans(400-500sqft)> $1800-2435

Yes, saw the recent SUO transactions which was what prompted the question. 650k for 409sqft SUO resale ready for rental compared to 760k for 474 new launch Penrose (assuming 1600psf which is optimistic from recent discussions). Had been waiting for Penrose for a while, now I'm not so sure.

There is this case study about Cocopalms vs Livia/NV Residences that I think I shared somewhere before, all three leases started 2008, Cocopalms last to new developed and launched has the highest capital appreciation and is currently the most expensive resale condo in that cluster of Pasir Ris Condo at ~11-12xxpsf. This is the same concept about Penrose vs SUO.

If you are looking for immediate capital gain u can go for SUO, if u r looking for long term capital appreciation it’s Penrose. U can then decide u want a new development or go for SUO.

Kaypo time,Looking at 1 bedders only....

NV Residences:
Launch price (2010) > From $556 800
Most recent trans > $590k
Rental trans > $1700-1900

The Palette:
Launch price(2011) > From $560 800
Most recent trans > $615k & $638k
Rental trans > $1700-2100

Dnest:
Launch price(2013) > From $501k
Most recent trans> $560-636k
Rental trans > $1700-2100

Coco Palm:
Launch price(2014) > From $483 750
Most recent trans> $615-650k
Rental trans > $1700-2300

The older the lease, the lower it’s entry price it seems for Pasir Grove condos.

I think it's a good point. The question here is will prices go up indefinitely? Say Penrose launch at 1600psf, will it be selling at 1750psf upon TOP? How much will SUO, a slightly older project, follow it to 1750psf? Can Penrose even sell at 1750psf upon TOP?

Also with housing interest rate so low now, will it be better to just start buying SUO and paying at low rate instead of a gradual payment with Penrose?

I personally think the gain on SUO upon TOP isn't that great, it's ok only. Therefore the price on SUO is still reasonable imo. That could likely make SUO a better buy since the attention has been garnered by Penrose, interested buyers who feel Penrose is overpriced might switch their attention to a cheaper SUO, eventually bumping up the price.

SUO is by GuocoLand. Finishing and quality must ask those who bought.

Pretty good.

Also, the landscaping is great for a mass market condo. There are signs of balding over its signature lawn :o but that’s what you’d expect for these kind of rental projects

You visited the site before? One thing I don’t like is the colour scheme for its facade brown orange...

Went there for viewing a couple of times. The neighbourhood and walk to MRT (despite only 5 mins) turned me off eventually.

Orange-Brown is a signature colour scheme for Guoco, but it did feel cheap when plastered upon SUO. But at 1.5k psf, can one really complain? :o

The brown orange white theme for SUO is nice cosy pretty-> depends on personal options. 5 minutes walking to aljunied mrt. 400-500 metres depends on walking speed. One stop to paya lebar/kallang. Very convenient to go downtown too.
I went for viewing for SUO once too. There are 4 swimming pools 1 tennis court and a sky park at level 18 like Mbs style. The quality is there, compared to many other developer, it is considered very good already. Guocoland developer also build the Tanjong Pagar wallich building. They have a name to uphold.
I am waiting for penrose launch which is just beside. Of course new launch is more cool but have to pay the price. The feeling of getting a new key, new community, new building, new car park and new pool is another experience beyond monetary.

I do agree to some extend; but SUO somehow pales Wallich Residence (another Guocoland project) by a lot. And the sky park is definitely not near MBS standards la. Between Penrose and SUO, I likely to choose Penrose too for the fact it’s newer but not everyone can wait 4-5years till it’s completed though.
