Dev already mentioned that 1br will start from 700k+.

2br will definitely be in the price point around 1 mil. It depends on the facing that you are aiming for actually. And whether you are aiming for high or low floors, among other things.

That becomes a negative actually.

"Market rate" against "low land cost" usually imply higher developers' margin, which can translate into capacity to slash prices when required in a downturn

use PE's 90% sales and SUO resale as a gauge and price and what the market can accept, which is probably around 16xx psf

or it can stage up in clear stages and price at 15xx psf initially.

i just dont see how it will launch at 14xx though. or for that matter 17xx.
