There seem to be many marketing ads by agents on Penrose starting price already from 7xxk on social media, seen all similar postings.

The larger units may even start at 14xxpsf, which in my opinion is damn attractive.

Hehe it’s not about Geylang, drove there a couple of times, really no motivation to stay near industrial area and next to expressway leh. Plus SUO has first mover advantage. Still got any juice left meh? Ok, maybe it’s just me.

I thought with recent trend the psf for larger units are usually more expensive.

The trick seems to be to move the smaller units, in line with the much preached sell 1 buy 2 strategy.

i havent really analysed much of the new launches to be honest. the only time i saw this was at one pearl bank where the 2bed2bath psf was higher than 2bed1bath.. do you have any other instances? good to know. cheers

KRHR is also another example... larger units have higher psf than the smaller ones..
when i asked the agents, agent say cause developer purposely put the larger units to have better facing hence the higher psf..cause larger units is usually own stay so facing/ views matter more to buyer

WLR the premium 3-4 bedders units are 2xxxpsf and above.

I think SKG is the same, bigger bedders have higher psf.

Yes but for a buyer of a small bedder, an increase of say 1600psf to 1800psf might look great on paper but not so good on monetary terms because of how small the units are nowadays.

So say you spend 800k for a small unit and want to make 200k, you need the price to go up 300-400psf which is a tall order.

apparently 2 out of marketing agencies received this figure as official marketing material, but Propnex is not confirming this.
