Haha bro, better not to name him or her. Depending on the size of the one bedroom, I think the smaller units could cross 17xxpsf-, saw some marketing materials listing it as from 7xxk, for reference parc esta lowest quantum unit was about 710k for a 420sqf unit.

Price should be out soon though.

If 17xxpsf then I think PE worth more than Penrose.
Kopar this week preview right? Anyone going?

Regret not doing an ipa earlier before the M launch.
Thus, caught me unable to react within a short time frame.
If Penrose 14xxpsf, I feel can enter with confidence.
But my heart still with TQL midtown modern which I seriously think guocoland will not price it low.

TQL Midtown will not be out so early right? I remember Q4’20, and will go for it if Kopar doesn’t price as cheaply as I wanted it to be (seems to indicate the case)

Yes, will be launch later.
Actually the M got one unit 1+S high floor unit pricing quite ok, 2500psf. High floor pool facing unit at stack 8 if I recalled.

I was about to share this earlier, but feared the backlash where a certain person would say talking up the market 😆

I think he make sense and I believe the pricing is likely to be $1550psf-$16xxpsf thereabouts. I personally thought that this project if below $1700psf would be a good buy though since Parc Esta also gg at close to $1700psf, and SUO resale is alr $15xx-$17xxpsf.

This project should launch in May2020.

Guocoland already monopolize the entire street. It’s obvious the intention is to set the benchmark. 😅

Mr Passer, feel free to air whatever opinions you want on this project as I can easily foresee what you will write but..

1. Do take a look at the location on the map. Even though I'm younger than you, I am aware of the geylang stigma and PSV looks really close to the spot. Theres a reason why this area is "cheap". Plus point is only the international school next door. Other than that, next to expressway and industrial estate...

2. Don't forget the land rate for this. Developer may want to sell fast in this uncertain environment.

If it is $1,500psf, then you better grab fast since there is immediate $200psf upside potential. :)

But the neighbouring SUO (more units) is going at $15xx-$17xxpsf, and yes $200psf upside potential! Spot on that.

I actually meant that as a joke :o

However seeing that the market is willing to pay $1,500psf for SUO resale then that could be a safe entry price for PSV. Transactions seem to be slowing down significantly at SUO. Best to monitor it.

Though its close to city, the location itself is unattractive with few amenities. I'll let you have it.

My friend was considering to wait to buy Penrose condo. But after looking around, decided to buy a Geylang development call Rezi 24. He got it because it is freehold and also didn't mind with it being in Geylang. Heard it is only 1500-1600 psf yet walking distance to Aljunied mrt.

Why challenging leh? He buying for his ownstay. Anyway who cares if it's Geylang. If you care then you belong to the older generation. Nowadays where got young people go Geylang. Only Ah Peks. Sooner or later their business will die when there is no demand. Have you read in the news the recent trend of HDB being use as a brothel? I think if you are mamasan or in this business, more feasible to do on adhoc basis by renting a hotel rather than maintaining the licence and paying rent.

Anyway Geylang got stigma good. Then next time when I have money i can still afford to buy something close to city + Freehold some more. So close to work!
