I think otherwise. Green line potentials are almost depleted. Blue line still hasn't exploited fully. But the west part of blue part is the better one compared to the east. All the atas location such as sixth avenue, beauty world, king Albert Park. In general, gov will make full use of the areas around New mrt stations. They wouldn't just let it be hanging around.

For Mattar mrt station, there may not be commercial plots but there are a number of residential plots which are waiting to be developed. These plots might be purchased with higher psf, who knows. At least there is first mover advantage for antares.

My personal sentiments are also that Mattar MRT precinct has potential for growth but it could possibly only happen after the PLB airbase moves out.

Well, many ppl are aiming for the growth of the area around the airbase in several years time. Like for example the Bartley condos area. Bartley MRT Station doesn't have much facilities too but those few projects there see quite healthy transactions.

My personal sentiments are also that Mattar MRT precinct has potential for growth but it could possibly only happen after the PLB airbase moves out.

Red and green lines have many stations above ground. When measuring distance from a project to mrt station, somehow ppl measure from the project to the station itself if it is above ground. But for underground station, ppl usually measure to the exit. Human psychology.

Purple line and orange line for me. As well as blue. But I don't fancy brown line though..

My thoughts on the most valuable lines is
(1) red/green- personally grew up along red line and red is the first mrt line

(2) orange- circle line- if you notice properties beside circle line are relatively expensive and it is the mrt line that reaches core CBD area

Hmm that area is quite old, I personally think the general age of the buildings there and residents there is a deciding factor for me too.

Interesting point of view.

Since we are at green line. How bout those condos at Commonwealth/Redhill/Tanah Merah enclave?
“Not Ideal for staying and investing?”

Hmm that area is quite old, I personally think the general age of the buildings there and residents there is a deciding factor for me too.

There’s reasons why mattar mrt (blue line) are more inferior than the rest.
Study the stations and u will find the answer.

I can’t tell any thing interesting along the line.
Else why PE sells much much better than Antares?
Obviously, most buyer’s preference are at PE.

Mattar area is like a deadwood area when I do a site visit there.
You can imagine how old are those circuit road hdb there.

I agree with u.
Tenah merah direct access to jewel/T4/T5 and tons of malls along the green line, it is connected to Thomson east coast line where traveling to east coast/stadium area become a bliss.
it can’t be lousier than mattar (blue line)
Whereas D3 are well known for its proximity to orchard and rental.

The private condos there are new but they are surrounded by many old hdbs, and the number of hdb there is much more than Mattar.

I'm referring to future potential. If you look through all the plots around blue line stations, you can see there are many plots lands subjected detailed planning. There is many possibilities. Especially the west part of the blue lines.
But if you compare with now, green line is more convenient.

Bro, not forcing u to trust me and bro newbie but Mattar line really can’t compare to the green mrt line which easily bring us to famous spots such as jewel, Bugis, city hall, Raffles Place and Orchard area. Not those like Geylang Bahru, kaki Bukit, Ubi, Jalan besar, Bendemeer, Tampines west etc.

I did drove around Antares vicinity to have a feel and understanding of the surrounding.
For some reason, it gives me a very depressing feeling. The vibes there is poor. Maybe it’s the circuit road surrounding.
The poor sales at Antares won’t lie.

OK I appreciate that. Just thought that antares isn't too bad considering it is unique with minimal competition and suitable for ppl who like a quiet environment.

i think there is a reason why the sims urban oasis and tre residences which are nearby aljunied mrt are all sold out completely 100%. whereas so many projects out there have so much leftover units.
this place is certainly worth considering where paya lebar quarter is one stop away.
