Funny. Neither would I go for D’leedon it comes across as very entry level and weird condo, not really cos of the total number of units but just that the design seems really odd compared to the other condo in the vicinity like Leedon Residences. D leedon haven’t seen much capital growth anyway.

I would say the same for Sky Habitat, sometimes classic is much nicer. Jus take a look at Leedon Residences vs D Leedon or Sky Vue vs Sky Habitat, the former in both cases are more appealing.

If we compare the M to D Leedon, the M still looks better, more classic design and also in a much more prime location. That is why sometimes architecture plays a part, Penrose design is very safe, with decent colour palette.

Penrose tho, the developers need to price it right. It’s not the best of locations and the surrounding neighbourhood isn’t ideal. But Aljunied quite close to CBD and got international schools. Price at $17XX and I think it will be like Antares. Should do decently well if prices at $15XX.

forett's good response is also likely to embolden these developers further.

CDL/HL are companies with low leverage and thus high holding power, no need to sell out quickly

I don’t think so, price at $17xxpsf should be the average and likely to see good take up rate given that Parc Esta is 97% sold. Antares should be seeing sales move soon, jus like how Jadescape movement started late too.
