Sound has a vibration component which is not audible. Thick glass or walls can reduce the sound but vibration can still transmit. That’s why double glazing helps to break that transmission. Best to go to the HdB blocks along PIE like Eunos crescent to feel yourself. Some people don’t mind the constant drone. Some get headaches. Sitting in the balconies won’t be enjoyable with the drone. Dust can be a problem too if windows are open.

Personally if I have to buy at Penrose, the best block will be the south most one facing Sims dr and pick a floor above the opposite industrial buildings to get unblocked views.

If I were to buy Penrose I would pick the inner stacks, the outward stacks even on high floor have uninspiring views.

Certain stacks will get blocked by the 13 floor block 45. A higher floor will means a premium quantum. I will personally pick inner facing pool, 1 bedder.
Low-mid floor depending on price diff between level.

Same, would go for about 5-7th floor inward facing. Penrose is unlike some projects where the higher floors get unblocked views. There is a HDB beside Penrose that is demolished already right. Not sure what is the upcoming development plans.

In the basket, don’t think Tre Ver makes for a good comparison. Tre Ver is a 10 mins walk from Potong Pasir MRT and in D13.

Parc Esta based on caveats lodged left with 36 units. 1363 sold.

I don't think the sole reason for placing the 1 bedders inside is due to developers' care for couples/singles.

There is definitely more to it. Being able to report higher psf sales is one. :s22:

Maybe the developers view outward facing as more premium, like me.

Property bought in early 2000 can still see a lot of room for appreciation due to Low entry price and psf. With chains of CMs in place, quite hard for property price to take off so fast and within such short time frame given the new launches price is considered quite high recently.

Yes, that’s y I mentioned just now, even with decent gain, it’s a good 24 over years of holding. These r opportunity cost.
Secondly, what’s the chance of major cap gain with chains of CMs in place and units in D21 hitting 2kpsf recently? This kinda price don’t u think is pretty close to CCR projects in D9 and D7 condos?

With current entry price for D21, wonder how long will it take to see such profit again. Hmmm

500k profit took D21 20-24 years. Some may argue, “I buy to stay forever” but time will only tell and deep down us buyers would still wanna see profit in our purchase. Be it Own stay or Investment. :)
With a span of holding 24 years, I could have buy and sell more than 7 to 8 times and profit gain is not just 500k.

I agree, that’s way too long to hold for decent gains. It was just to show that the profit is not 0 after holding all these years, which was the impression that Passerboy has.

But if you look at the immediate neighbouring condos, Terrene and The Beverly see decent gains in 10 years. Of the newer condos, only The Creek And Nottingham suites rare doing badly, for legit reasons.
